Landlord roof survey in Smeeth: what you get

Who pays for roof work on a block depends on the lease. We cannot advise on what your lease says but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. You get photos and written recommendations, prioritised by urgency where relevant. If you’re worried about damaged pots and flaunching and standing water on a flat roof, we can find out what’s behind it, on rented houses, gutters and downpipes and blocks of flats alike.

Somewhere as small as Smeeth, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

After the visit, you get a written report with photographs, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

How it works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Somewhere as small as Smeeth, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Find any records of previous roof work
  • Let us know about parking before the day
  • Have keys ready for side gates, garages or roof access doors

Advice

What a landlord roof survey looks like in Smeeth

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Westenhanger Castle, about 3.4 miles south-east, is one of the historic houses in the wider area around Smeeth. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For businesses in and around places such as Ashford Designer Outlet, a roof report helps plan work around trading rather than after a leak. For landlords with property near Westenhanger station, the gap between tenancies is a good time to have the roof looked at. If you own one of the older houses in the streets near Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.

Smeeth is about 5 miles east of Ashford, in Kent. Smeeth gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Smeeth is one of the towns and villages in Kent where we work for landlord roof surveys. You can also see our page for Canterbury.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • File each roof report for future reference
  • Keep roof surveys on a rolling plan
  • Ask residents to report damp right away
  • Deal with urgent items first

Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.

Keep the loft space accessible so the roof can be checked from inside. Stored items over the hatch make checks harder.

Common questions in Smeeth

Can a landlord with a rental near Westenhanger station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is Smeeth within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Does the report help with maintenance planning?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. It doesn’t include repair cost estimates but it gives contractors a clear brief.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.

Different roofs, different checks

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We note what we can see.

Leave it or get it looked at?

Defects caught early can often be dealt with as planned work. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings, plus urgent call-outs. Older and listed buildings around Smeeth may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
