How a roof survey works in Sturry

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof, so they deserve a close look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We are often asked to look into slates or tiles that have slipped or broken and leaning or weathered chimney stacks, on the roof space, chimney stacks and natural slate.

In a smaller place like Sturry, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

What happens if roof problems are left?

Without a survey, you’re guessing at what the roof needs. You might pay for work that does not fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention. Around Sturry, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Every price we give includes VAT. Roof survey starts from £150, including VAT. We confirm the price for your roof before booking.

What a roof survey looks like in Sturry

The coast is about 5 miles or less from Sturry, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

The streets around a church such as St Nicholas' Church are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Living close to Chequer's Wood and Old Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Questions from Sturry

Can a landlord with a rental near Sturry station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How do I find out if my home in Sturry is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long will you be at the property?

Allow about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. We will give you an idea of timing when booking.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

Is Sturry in your area?

Yes. We cover Sturry and the rest of Kent, as part of our work across London and South East England. To book, phone 07833 053749 or drop us an email.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

Signs you need a roof survey in Sturry

The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

Common reasons to book include:

  • Water stains on rafters and ceiling joists
  • Cracked mortar along the ridge
  • Leaking gutter joints and downpipes
  • Crumbling chimney pointing or cracked flaunching

Shop and office owners around Whitefriars Shopping Centre may find that a roof report helps plan work around trading rather than after a leak.

  • Their drone registration, if they fly one

What to expect from a roof survey

When you need someone else

A survey is a proper look at the roof, but it cannot do everything. The main limits are:

  • The condition of the rest of the building (that’s a RICS home survey)
  • Faults hidden behind ceilings or boarding
  • An exact number of years the roof has left

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. The full list of what we check.

What we look at

  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate
  • Lead flashings
  • The roof space
  • Flat roofs
  • Ridges, hips and valleys

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. If you have questions on the day, just ask. With a bit of garden around a house, as there frequently is around Sturry, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Getting ready for the survey

  • Check we can get to the back of the property
  • Keep pets inside or away from the areas we’re looking at
  • Find any records of previous roof work

Advice

How the survey changes by roof type

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar.

Chimney stacks

We check the stack itself, not a flue, gas or sweep inspection. We’ll tell you if the flue needs a specialist.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
