Roof survey in Bredgar: what you get

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey flat roofs, the roof space and chimney stacks, and common reasons people get in touch are water stains on rafters and ceiling joists and slates or tiles that have slipped or broken.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Your questions about roof surveys in Bredgar

Can a landlord with a rental near Sittingbourne station book a roof survey?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.

Is Bredgar within the area you cover?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when booking and we’ll plan the survey around it.

Landlords, agents and block managers in Bredgar

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or use the contact form.

Honest limits

A survey is a close look at the roof, but it cannot do everything. Its limits include:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A structural engineer’s report
  • The condition of the rest of the building (that is a RICS home survey)

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. What our survey covers.

What this survey covers

  • Lead flashings
  • Flat roofs
  • Chimney stacks
  • The roof space
  • Natural slate
  • Ridges, hips and valleys
  • Clay and concrete tiles

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

How it works

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about one to two hours at a typical home; commercial roofs usually need 3–4 hours. In a small place like Bredgar, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

How to prepare

  • Make sure the loft hatch can be reached
  • Check pets are kept safely away
  • If the roof is shared, arrange access with whoever manages the building

How to book

A quick phone call is normally the easiest start: phone 07833 053749 or drop us an email. You’ll have a price before anything is arranged.

Advice

What affects the cost of roof surveys

A few things affect what a survey costs:

  • The roof’s overall size
  • How many separate roofs there are, like extensions, dormers and garages
  • If the survey needs thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey

To find out what your survey will cost, ring 07833 053749 or email us and tell us about the roof. The price is agreed before a date is set.

Getting in touch

These details help when you contact us:

  • What made you get in touch
  • Where any leaks, stains or damp patches show inside
  • Photos of the roof, taken safely from ground level or a window
  • Any deadline, such as an exchange date

Once you know what you need, ring 07833 053749 or drop us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

Leave it or get it looked at?

A small roof defect normally gets bigger. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right. For older village homes like those around Bredgar, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What you get with us

  • More than 5,000 surveys completed
  • Drones and thermal imaging where applicable
  • Drone flown under a CAA Flyer ID and Operator ID
  • Every finding written up with photos

What a roof survey looks like in Bredgar

The coast is about 5 miles or less from Bredgar, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Homes near green spaces like Cromers Wood can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Take an older house close to Church of St John the Baptist: its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Sittingbourne station may find that a dated record of the roof is useful when planning maintenance across a let.
