Roof surveys near Swanley Village

Roof survey in Swanley Village

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof typically wears out sooner than a pitched one. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. Typical surveys look at standing water on a flat roof and worn lead at chimneys and abutments, on lead flashings, the roof space and natural slate.

Older buildings in small places like Swanley Village may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

What we do, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for most homes, depending on how many separate roofs there are. Somewhere as small as Swanley Village, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • How the roof will behave in every kind of weather
  • A structural engineer’s report
  • The condition of the rest of the building (that is a RICS home survey)

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. The full list of what we check.

What this survey covers

  • Lead flashings
  • Natural slate
  • The roof space
  • Ridges, hips and valleys

Common questions in Swanley Village

Can a landlord with a rental near Swanley station book a roof survey?

Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

How do I find out if my home in Swanley Village is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.

Do you look in the roof space?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

What we’re asked to look at in Swanley Village

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

Problems we come across often include:

  • Crumbling chimney pointing or cracked flaunching
  • Condensation or damp timbers in the loft
  • Slates or tiles that have slipped or broken
  • Standing water on a flat roof

Take an older house close to Church of Saint Paul: old fixings, lead flashings and tall chimneys are typical of older roofs.

Before you book any roof surveyor

  • Whether the inside of the roof is included
  • What the survey won’t cover
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What the report includes, and whether it has photos

What to expect from a roof survey

Surveys for landlords and agents in Swanley Village

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Any of our surveys can be booked by landlords, agents and building managers in Swanley Village. For a price for a let property or a block, phone 07833 053749 or email us.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

What we look for on each type of roof

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping typically points to corroded nails, and we say how widespread it looks.

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded.
