Common questions in Herne Common
I let a flat near Herne Bay station. Can you check the roof?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
Does a conservation area affect roof work in Herne Common?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey is not a structural engineer’s report.
Do you cover Herne Common?
Yes. We survey roofs in Herne Common and the rest of Kent, as part of our work across London and South East England. For a price, call 07833 053749 or email us.
Do you inspect the roof from on top?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where it applies.
Do you carry out asbestos surveys?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Roof survey in Herne Common
We survey roofs in Herne Common and across London and South East England. Visits run on weekdays, Saturdays and Sundays. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, call 07833 053749 or send us an email. If you’re worried about blocked, sagging or leaking gutters and torn or sagging underlay, a survey will tell you what’s going on, whatever the roof.
Older buildings in small places like Herne Common may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a roof survey looks like in Herne Common
Herne Common lies within about 3 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Trees in and around Curtis Wood shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you let a flat or house near Herne Bay station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark such as Church of St Martin, old fixings, lead flashings and tall chimneys are typical of older roofs.

When you need someone else
A survey is a close look at the roof, but it can’t do everything. The main limits are:
- A structural engineer’s report
- An exact number of years the roof has left
- The condition of the rest of the building (that is a RICS home survey)
If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.
What we look at
- Chimney stacks
- Lead flashings
- Clay and concrete tiles
- Flat roofs
- Ridges, hips and valleys
- The roof space
- Natural slate
The survey, step by step
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Herne Common often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.

Can I check my roof myself?
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Tips that help
Most of what helps is simple and safe from the ground. Our suggestions:
- Keep a record of damp patches and dates
- Hold on to the report for future surveys
- Let us know about past leaks
- Gather any paperwork for past roof work
File the report with your other home documents. It is a useful baseline for future surveys, and it can help when you sell.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
What happens if roof problems are left?
Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry. Outbuildings and barns around Herne Common are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
