Roof survey in Lynsted

Our roof surveys cover Lynsted and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or send us an email. Typical surveys look at loose ridge or hip tiles and standing water on a flat roof, across lead flashings, chimney stacks and flat roofs.

In a small place like Lynsted, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Stay off ladders and the roof
  • Have details of recent roof work to hand
  • Mention any flat roofs as well as the main roof
  • Photograph stains when they appear

Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

The survey, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about 1–2 hours for most homes, depending on how many separate roofs there are. In a hamlet or village like Lynsted, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You tell us about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • Check the loft hatch can be reached
  • Note where any stains or damp appear
  • For flats, make sure roof access has been agreed

Advice

Leave it or get it looked at?

Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. From inside the roof space, we can frequently spot it sooner. For older village homes like those around Lynsted, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

All our prices include VAT. Prices start from £150, including VAT. You will know the price for the job before you book.

Questions from Lynsted

Do you cover smaller places like Lynsted?

Yes, Lynsted is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does being near the coast affect roofs in Lynsted?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you carry out asbestos surveys?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

What’s covered in a roof inspection?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

Which days do you carry out surveys?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or drop us an email.

What a roof survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of any kind
  • An exact number of years the roof has left
  • A structural engineer’s report

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and doesn’t.

What this survey covers

  • Flat roofs
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Chimney stacks
  • Lead flashings
  • The roof space
  • Natural slate

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

What we are asked to look at in Lynsted

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors, particularly near trees.

Most people get in touch after spotting one of these:

  • Valley linings that have cracked or split
  • Condensation or damp timbers in the loft
  • Standing water on a flat roof
  • Lifted, split or missing lead flashings

If yours is one of the older homes in the streets near Church of St Peter and St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Choosing a roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether VAT is in the quoted price
  • Whether they hold professional indemnity and public liability insurance
  • What the survey won’t cover

What to expect from a roof survey

Roof surveys around Lynsted

Lynsted lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Belmont House and Gardens lies about 3.8 miles south-east, so building around Lynsted goes back a long way. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. If you own a rental within reach of Teynham station, a roof report helps you deal with small faults before they turn into a call from a tenant.
