About our roof survey in Moorstock

Our roof surveys cover Moorstock and the wider South East. We carry out surveys on weekdays and at weekends. We are insured for professional indemnity and public liability, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. To arrange a survey, phone 07833 053749 or use the contact form. We survey ridges, hips and valleys, lead flashings and natural slate, and common reasons people get in touch are worn lead at chimneys and abutments and torn or sagging underlay.

Somewhere as small as Moorstock, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what is not.

What a roof survey doesn’t cover

It helps to know what a survey will not do before booking:

  • An exact number of years the roof has left
  • Defects hidden under coverings or inside walls without opening up
  • A structural engineer’s report

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat roofs
  • Lead flashings
  • Natural slate
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles
  • Ridges, hips and valleys

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Roofs, chimneys and gutters in Moorstock

Moorstock is within about 5 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Westenhanger Castle, about 1.6 miles south-east, is one of the historic houses in the wider area around Moorstock. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. If you live in an older home near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Westenhanger station may find that the gap between tenancies is a good time to have the roof looked at.

Moorstock is about 4 miles north-west of Hythe, in Kent. Wherever you are in Moorstock, we can carry out roof surveys at your property, on a weekday, Saturday or Sunday. Across Kent, we cover Moorstock. Our Canterbury page covers surveys nearby.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Moorstock often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Preparing for the visit

  • Find any records of previous roof work
  • Keep pets in another room
  • Move anything stored under the loft hatch

What happens if roof problems are left?

If you are planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up, or at least know what to expect. Older and listed buildings around Moorstock may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for your roof before booking.

How we price roof surveys

Several things affect the price of a survey:

  • The roof’s overall size
  • The height of the building and how the roof can safely be seen
  • Whether you choose the Basic, Standard or Premium Survey
  • Commercial roofs and larger buildings

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What to tell us when you get in touch

Before you get in touch, it is useful to have:

  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them
  • The style of property, from a terrace to a block
  • Dates you’re working to, such as exchange

We confirm the exact price before you book, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or email us.

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Common questions in Moorstock

Is the coastal weather around Moorstock hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows, and Moorstock is within about 5 miles of the coast.

How do I find out if my home in Moorstock is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do you go up on the roof?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where it applies.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How much is a survey?

Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.
