Roof survey in Greatstone-on-Sea
Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay frequently fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey clay and concrete tiles, lead flashings and the roof space, and common reasons people get in touch are lifted, split or missing lead flashings and loose chimney pots.
In a village or hamlet like Greatstone-on-Sea, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.
After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Honest limits
Before you book, it’s worth knowing what a survey will not do:
- Defects hidden under coverings or inside walls without opening up
- Whether the roof structure meets design loads
- The condition of the rest of the building (that is a RICS home survey)

What we do, step by step
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older roofs in small places like Greatstone-on-Sea can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Before the survey
- Keep pets in another room
- Check the loft hatch can be reached
- Tell us where we can park nearby

Advice
Do you need a roof survey in Greatstone-on-Sea?
Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.
A survey makes sense if you’ve noticed:
- Gutters that overflow in heavy rain
- Condensation or damp timbers in the loft
- Lifted, split or missing lead flashings
- Slipped, cracked or missing slates and tiles
For an older house near a landmark such as St Peter's, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Questions to ask before you book
- Which parts of the roof they’ll actually see
- What follow-up you get after the report
- What’s outside the scope of the survey
- How long the report takes to arrive
Useful tips for Greatstone-on-Sea property owners
A little preparation and a few simple habits help. Our tips:
- Photograph stains when they appear
- Include dormers, porches and garages when you book
- Let us know about any leaks or stains you’ve seen
- Do not climb onto the roof yourself
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.
Greatstone-on-Sea: your questions answered
Can you fly a drone over a roof in Greatstone-on-Sea?
The answer turns on the exact location and the conditions on the day. Greatstone-on-Sea is about 2 miles from Lydd Airport, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone can’t fly safely in strong wind or heavy rain, and the rest of the survey doesn’t depend on the drone.
Do you cover smaller places like Greatstone-on-Sea?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.
What do you check on a roof survey?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.
Can you check whether my roof contains asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
