Roof survey in Pratling Street

Roof coverings last a long time, but not for ever. Slate frequently lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. If you’ve noticed cracked or blistered flat roof coverings and slates or tiles that have slipped or broken, we can find out what’s behind it, on chimney stacks, natural slate and the roof space alike.

In a small place like Pratling Street, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • The use of thermal imaging or a drone
  • Height and safe access
  • The size of the roof
  • The number of roofs, including extensions and garages

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them
  • Access details, such as a loft hatch or a shared roof
  • The property’s address and postcode

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or drop us an email to find out.

Different roofs, different checks

Natural slate

From the loft, we look at the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We look at how the covering is wearing.

Local roofs in Pratling Street

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Landlords with a home close to Aylesford station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Living close to Tyland Barn is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Pratling Street is about 3 miles north-west of Maidstone, in Kent. We visit Pratling Street as part of our work across Kent. Our area takes in places right across Kent.

What we are asked to look at in Pratling Street

Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It is frequently mistaken for a leak.

Look out for signs like these:

  • Ridge tiles that have lifted or moved
  • Leaking gutter joints and downpipes
  • Slates or tiles that have slipped or broken
  • Condensation or damp timbers in the loft

If you own one of the older houses in the streets near Methodist Church Including Sunday School, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before you book

  • Whether you get a written report with photos
  • What follow-up you get after the report
  • How long the report takes to arrive
  • Whether the roof space is looked at, where there is one

What a roof survey includes

Your questions about roof surveys in Pratling Street

Do you cover smaller places like Pratling Street?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Is my home in Pratling Street listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

What does a roof survey cost?

Our price is from £150, including VAT. We confirm the price for the job before you book. To get a price, ring 07833 053749 or drop us an email.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you get in touch and we will explain what’s needed.

Do you carry out asbestos surveys?

No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Is this a RICS survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Landlord and commercial surveys in Pratling Street

Letting agents and landlords in Pratling Street book surveys as well as homeowners. A photo-illustrated written report gives you a clear record of the roof, which helps you plan work between tenancies.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.

When you need someone else

To be straight with you, a roof survey has limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Defects hidden under coverings or inside walls without opening up
  • A promise that the roof will not leak in future

If in doubt, ring 07833 053749 or email us and we will suggest the right survey. What a survey covers and does not.

Roof types and parts we check

  • Lead flashings
  • Ridges, hips and valleys
  • The roof space
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate
  • Flat roofs

What happens on the day

We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes about 1–2 hours for a house, and about three to four hours for a commercial roof. Older roofs in small places like Pratling Street can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

Before the survey

  • Show us where any leaks or stains appear
  • Tell us about parking before the day
  • Keep pets out of the way during the survey
