Roof survey in Milton Regis: what you get

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey flat roofs, chimney stacks and clay and concrete tiles, and the problems we are asked to look at most are leaning or weathered chimney stacks and valley linings that have cracked or split.

Older buildings in small places like Milton Regis may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common roof problems in Milton Regis

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Missing lead isn’t unusual either, as thieves target it.

We are frequently asked to look at:

  • Crumbling chimney pointing or cracked flaunching
  • Ponding, splits or blisters on flat roofs
  • Slates or tiles that have slipped or broken
  • Water stains on rafters and ceiling joists

If you live near a park such as Milton Creek Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

What a roof survey includes

Different roofs, different checks

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are looked at, as far as we can safely see them. Leaning stacks and loose pots are recorded.

What a roof survey does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Walls, floors and services below the roof
  • Whether the roof structure meets design loads
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. What a survey covers and does not.

What this survey covers

  • Lead flashings
  • Chimney stacks
  • Flat roofs
  • The roof space
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Natural slate

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Roof surveys around Milton Regis

Milton Regis lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If yours is one of the older homes in the streets near Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Sittingbourne station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Milton Regis: your questions answered

Is my home in Milton Regis listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Milton Regis within the area you cover?

Yes. Milton Regis is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

Do you go up on the roof?

Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.

How much is a survey?

Prices start from £150, including VAT. You will know the price for your survey before booking. To get a price, ring 07833 053749 or email us.

Can you tell me how long my roof will last?

We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

What do you check on a roof survey?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

How it works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes about one to two hours for most homes, depending on how many separate roofs there are. Somewhere as small as Milton Regis, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Preparing for the visit

  • Keep pets inside or away from the areas we are looking at
  • Move anything stored under the loft hatch
  • Have any questions written down, so nothing gets missed

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Mention any damp patches as you book
  • Do not climb onto the roof yourself
  • Find records of any re-roofing or repairs
  • Photograph stains when they appear

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, which makes quotes easier to compare.

Look at your roof from the ground after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
