About our thermal roof survey in Windmill Hill
On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. We then check those areas with moisture readings. We survey flat roofs, insulated roof spaces and loft conversions, and people most frequently book us about patches of heat loss across the roof and thin or uneven insulation in the roof.
Older cottages and houses around Windmill Hill may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Calm, dry weather suits both methods, so the date is set with the forecast in mind.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

The survey, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. In a smaller place like Windmill Hill, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.
- We start with the roof, its history and any signs of damp or heat loss.
- The weather and surface conditions are recorded.
- A full inspection and thermal imaging are carried out together.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
How to prepare
- For flats, make sure roof access has been agreed
- Gather any invoices or paperwork from past roof work

DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
Drones, thermal imaging and Windmill Hill roofs
Windmill Hill lies within about 2 miles of the sea, and wind off the sea can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Within a mile and a half or so of Windmill Hill there are several hotels, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them.
Take an older house close to Christ Church Milton: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. If you look after a building such as Wrotham Road Primary School, a view from above covers a wide roof far faster than walking it.

Questions from Windmill Hill
Do you cover Windmill Hill?
Yes, Windmill Hill is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or email us with the address and a few details.
Is Windmill Hill within the area you cover?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
What’s in the survey report?
A written report with photos, covering the condition of the roof, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Which days do you carry out surveys?
Surveys run on weekdays and at weekends. To arrange a date, call 07833 053749 or email us.
Can a thermal survey trace a roof leak?
It is a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. Where it cannot be pinned down, the report suggests a next step, like electronic leak detection.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we’ll agree the details as you book.
Do you need a thermal roof survey in Windmill Hill?
Some defects simply can’t be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.
People normally book a survey after spotting one of these:
- Cold spots on ceilings under the roof
- Damp around chimneys and parapets
- Missing or slipped insulation
- Leaks far from where the stain appears
A roof leak in a hotel or guest house around Windmill Hill means lost rooms as well as repairs, so it’s worth knowing the roof’s condition.

- What they won’t be able to tell you
What happens if roof problems are left?
Before replacing a large flat roof, it helps to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you commit. With lower homes, common in places like Windmill Hill, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £400, including VAT.
