Thermal roof survey in Peckham Bush: what you get

Your report sets out the thermal images alongside ordinary photographs, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. There’s a 12-month follow-up as well. We survey ceilings below the roof, insulated roof spaces and loft conversions, and people most often book us about patches of heat loss across the roof and leaks that are hard to trace.

In a small place like Peckham Bush, open ground can mean strong wind. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You will see the good as well as the bad.

How the survey works

After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, it typically takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Older roofs in small places like Peckham Bush can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • Keep pets out of the way during the survey
  • For a flat or shared roof, check access with the building owner or managing agent

Prices for thermal roof surveys in Peckham Bush

Several things affect the price of a survey:

  • The size of the roof
  • The use of thermal imaging or a drone
  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see

Every price we give includes VAT, and the written report is part of the package. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

These details help when you get in touch:

  • When you need the report by
  • The type of building and roof, such as pitched or flat
  • What’s prompted the survey
  • How the loft is reached, if there is one

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or drop us an email.

Before and after the survey

From years of surveys, a few habits stand out:

  • Keep a record of when stains appear
  • Do not climb onto the roof to look for leaks yourself
  • Keep the heating on as usual before a heat loss survey
  • Keep the report to compare against after any repair

After the visit, we put the thermal images, photos and moisture readings into one report. We explain what each image may mean, with our recommendations. Premium reports are sent the same day.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. Less standing water means less chance of it getting under the covering.

Peckham Bush questions

Is Peckham Bush within the area you cover?

Yes, Peckham Bush is on our map. A small place gets exactly the same survey as a big one.

Is my home in Peckham Bush listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

What does the report include?

Written findings with photographs, explaining the condition of the roof, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Does the weather affect a thermal survey?

The weather makes a real difference. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Is thermal imaging useful on pitched roofs?

It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.

Rented homes, blocks and businesses

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or send us an email.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.

Signs you need a thermal roof survey in Peckham Bush

Buyers sometimes want more than a visual look at the roof. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which helps when timescales are tight.

Most people get in touch when they’ve noticed one of these:

  • Water getting in at parapets and stacks
  • Heat escaping through the roof
  • Stains that keep coming back
  • Areas of a flat roof that may hold water

If you own one of the older houses in the streets near Church of the Holy Trinity, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from the air or with a thermal camera helps.

Before you book anyone

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether you can ask questions once you have the report
  • Whether they hold professional indemnity and public liability insurance
  • Whether the inside of the roof is included

What’s in a roof survey

How the survey changes by roof type

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. Thermal imaging can suggest where that may be happening.

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. The camera can give clues to where it is sitting, when the conditions allow.

Thermal roof surveys in Peckham Bush: local notes

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. With Old Soar Manor about 3.8 miles north-west, Peckham Bush sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings such as East Peckham Primary School, thermal images can show where wet insulation sits under a big flat roof.
