About our thermal roof survey in Mereworth

A thermal camera can help when the cause of damp is not obvious. Leaks often run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so the findings don’t rely on the camera alone. If you’ve noticed leaks far from where the stain appears and thin or uneven insulation in the roof, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Mereworth are listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Your questions about thermal roof surveys in Mereworth

Does a conservation area affect roof work in Mereworth?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Mereworth in the area you cover?

Yes, Mereworth is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or send us an email with the address and a few details.

Which survey includes thermal imaging?

It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

Can you use a thermal camera on a sloping roof?

It can be useful, though pitched roofs are typically harder to read. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

What we look for on each type of roof

Parapets, valleys and junctions

Problems where roof slopes and walls meet are frequently hidden. A careful visual inspection goes alongside the images.

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.

How the survey works

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Mereworth frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Show us where any leaks or stains appear
  • Mention any parking restrictions on your street
  • Have keys ready for side gates, garages or roof access doors

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Airspace, weather and Mereworth roofs

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. Old Soar Manor, about 2.5 miles west, is one of the historic houses in the wider area around Mereworth. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings such as Mereworth Community Primary School, big roofs are where close-up aerial shots and thermal images show the most at once.

Signs you need a thermal roof survey in Mereworth

Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where applicable, with a report the same day, which suits a purchase that’s moving quickly.

Typical things we are asked to look at include:

  • Damp around chimneys and parapets
  • Patches of heat loss across the roof
  • Ceilings that feel colder in places
  • Leaks that are hard to trace

For an older house near a landmark like St Lawrence's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
