Thermal roof surveys near Bilting

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Rural addresses near Bilting can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Getting ready for the survey

How a thermal roof survey works in Bilting

Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. If you’ve noticed heat escaping through the roof and gaps in loft insulation, we can find out what’s behind it.

Some older homes in villages like Bilting are listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Landlord and commercial surveys in Bilting

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Bilting questions

Is Bilting in the area you cover?

We do. The survey and report are the same in Bilting as anywhere else.

Is Bilting within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Will thermal imaging find my leak?

It’s a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. Where it can’t be pinned down, the report suggests a next step, such as electronic leak detection.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

How much does a thermal roof survey cost?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

Is thermal imaging useful on pitched roofs?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

What does a thermal roof survey show?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Drones, thermal imaging and Bilting roofs

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you look after a building such as Wye School, thermal images can show where wet insulation sits under a big flat roof.

Common roof problems in Bilting

Some defects simply can’t be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

Common reasons to book include:

  • Stains that keep coming back
  • Damp around roof outlets and upstands
  • Damp around chimneys and parapets
  • Areas losing heat at the eaves and junctions

If yours is one of the older homes in the streets near Church of St Lawrence, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

What to check before booking

  • Are they insured for the work?
  • Whether the price includes VAT
  • Which viewpoints they use to see the roof
  • How much experience they have with roofs like yours

What a good roof survey covers

What a survey costs

Several things affect the price of a survey:

  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone
  • The height of the building and how the roof can be seen safely
  • Roof area

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

What we need to know

You don’t need to know any roofing terms. It’s enough to tell us:

  • The address and postcode of the property
  • Pictures of the roof from a safe spot, if you have them
  • Whether there is a loft hatch, a shared roof or tricky access
  • What kind of property and roof it is

If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Why act early in Bilting

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. In a small place like Bilting, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.
