Thermal roof survey in Old Wives Lees: what you get
Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there is safe access. We’re often asked to look into areas of a flat roof that may hold water and patches of heat loss across the roof, on loft conversions, ceilings below the roof and pitched roof slopes.
In a village or hamlet like Old Wives Lees, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from the ground. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

Should I look at the roof myself first?
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Do you need a thermal roof survey in Old Wives Lees?
Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. A thermal survey, checked with moisture readings, can give a much clearer picture.
Here are some of the things we see frequently:
- Areas losing heat at the eaves and junctions
- Damp that repairs haven’t cured
- Wet insulation beneath the membrane
- Moisture around outlets and upstands
In and around Old Wives Lees, as anywhere, a roof is easiest to deal with when its problems are found early.
Questions to ask before booking
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- What experience they bring
- Whether the loft space is looked at, where there is one
- What they won’t be able to tell you

Common questions in Old Wives Lees
Do you cover Old Wives Lees?
Yes, Old Wives Lees is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.
How do I find out if my home in Old Wives Lees is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will you walk on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Will the camera show exactly where the water is?
Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.
What will the report tell me?
A written report with photographs, covering the condition of the roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Will the survey show heat loss through my roof?
Thermal images can suggest where heat is escaping and where insulation may be missing. The survey is not an energy rating or a heat loss calculation, but the report shows where to look more closely.
How the survey works
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Around Old Wives Lees, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- Thermal images are taken to show differences in surface temperature.
- Any patterns of interest are checked with moisture readings where we can reach them.
- We write up the thermal images alongside ordinary photos and recommendations.
Getting ready for the survey
- Gather any invoices or paperwork from past roof work
- Let us know about any leaks, stains or damp patches you know of
- Keep pets inside or away from the areas we’re looking at

Advice
Honest limits
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Whether the deck or roof structure is strong enough
- Reliable images in rain, strong wind or on a wet roof surface
- Confirming water without moisture readings
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

Airspace, weather and Old Wives Lees roofs
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
If you live in an older home near Church of St Mary, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.
