What affects the price in Garlinge

All our prices include VAT. The things that change the price are:

  • How big the roof is
  • The shape of the roof and its details
  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £400, including VAT.

Getting in touch

When you call or email, these details help:

  • The style of property, from a terrace to a block
  • Why you want a survey: buying, a leak, a storm or new work
  • Where water is showing inside, if it is
  • The address and postcode of the property

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or use the contact form.

About our thermal roof survey in Garlinge

Your report sets out the thermal images alongside ordinary photographs, so it’s easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. There’s a 12-month follow-up as well. If you’ve noticed gaps in loft insulation and water getting in at parapets and stacks, we can find out what’s behind it.

Even in a smaller place like Garlinge, there may be airfields or restrictions nearby, so every drone flight starts with a check of the Drone Safety Map. Exposed sites can be windy, and a small drone can’t fly safely in strong wind, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. Being in a smaller place like Garlinge does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Clear the way to the loft hatch
  • Leave side gates unlocked
  • Point out any leaks or damp patches

Related advice

Leave it or get it looked at?

Heat lost through a roof costs money every winter. The camera can point to gaps and thin areas in the insulation, so you know where to put things right. In an older home around Garlinge, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

Every price we give includes VAT, and the written report is part of the package. Prices start from £400, including VAT. Size, height and access decide where your roof falls.

Practical tips

A little preparation and a few simple habits help. Our tips:

  • Note where damp appears and after what weather
  • Talk to us about the weather when booking
  • Don’t climb onto the roof to look for leaks yourself
  • Check outlets after heavy rain

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.

Drones, thermal imaging and Garlinge roofs

Garlinge is within about 1 mile of the coast, and coastal wind can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Garlinge has a number of hotels within about a mile and a half. For hotels and other commercial buildings, large roofs are where close-up aerial shots and thermal images show the most at once.

If you look after a building such as Garlinge Primary School and Nursery, a view from above covers a wide roof far faster than walking it. Quex Park lies about 1.7 miles south-west, so building around Garlinge goes back a long way. A drone or thermal survey does not involve any work on the roof, which suits older buildings. If you run a hotel or guest house in or near Garlinge, a roof problem can mean rooms out of use.

Checking the roof from ground level

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Common questions in Garlinge

Is Garlinge within the area you cover?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Do you cover Garlinge?

Yes, Garlinge is within the area we cover. We survey roofs across London and South East England. You can call 07833 053749 or use the contact form with the address and some details.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. We record the conditions in the report, so you know how much weight to give the images.

What do I do with the report?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Can you use a thermal camera on a sloping roof?

It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.

Will you walk on the roof?

Only where it is safe to do so. We inspect what can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. Anything we cannot see is noted in the report.

Does the report include photographs?

Yes. The report includes photographs of what we found.

What a thermal roof survey does not cover

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Confirming water without moisture readings
  • Clear results when the conditions on the day are poor
  • Hidden layers that need to be opened up to check

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.
