Thermal roof surveys for Haine homes and businesses

How a thermal roof survey works in Haine

Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. That’s why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. If a finding cannot be confirmed, the report suggests a next step. Typical surveys look at damp around chimneys and parapets and water that travels before it shows, across flat roofs, pitched roof slopes and loft conversions.

Some older homes in villages like Haine are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Reliable images in rain, strong wind or on a wet roof surface
  • The condition of timbers we cannot see
  • Whether the deck or roof structure is strong enough

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before booking. What our survey covers.

What this survey covers

  • Commercial roofs
  • Ceilings below the roof
  • Loft conversions
  • Pitched roof slopes
  • Flat roofs
  • Insulated roof spaces

When to book a survey in Haine

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so we know where to take moisture readings.

Look out for signs like these:

  • Water that travels before it shows
  • Possible trapped moisture under a flat roof covering
  • Missing or slipped insulation
  • Damp around roof outlets and upstands

Historic houses such as Quex Park, about 3 miles west, show how far back building around Haine goes. Older roofs nearby can be steep and hard to see from the ground, and a survey from above or with a thermal imager does not touch the roof itself.

Before you book anyone

  • What they won’t be able to tell you
  • Whether the price includes VAT
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How much experience they have with roofs like yours

What to expect from a roof survey

What happens if roof problems are left?

Before replacing a large flat roof, it’s useful to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you spend. Around Haine, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

How we price thermal roof surveys

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office
  • Roof area
  • Building height and the viewpoints available

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £400, including VAT.

What we need to know

To price your survey accurately, we’ll ask about:

  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one
  • When you need the report by

We survey roofs on weekdays and at weekends. To find a date that works for you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Thermal roof surveys in Haine: local notes

Haine is within about 2 miles of the coast. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

The streets around a church such as St Christopher's Church are often among the oldest in a place, and if your home is one of the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Shop and office owners around Westwood Cross may find that thermal images can show trapped moisture across a wide commercial roof.

Haine is about 2 miles north-west of Ramsgate, in Kent. Surveys in Haine work the same way as everywhere we cover: a proper look at whatever is safely visible, photos and a clear written report. Our Kent coverage includes Haine. For surveys nearby, see our Canterbury page.

Surveys in CT12 work the same way as everywhere else we cover. Local streets include Hawthorn Grange and Haine Road, and we cover them all. FAQs for Haine

Is Haine in the area you cover?

Yes, Haine is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or drop us an email and let us know about the property.

Does a conservation area affect roof work in Haine?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To arrange a date, call 07833 053749 or email us.

How long is the visit?

Expect it to take about one to two hours for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email, on the timescale of your package.

How it works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. It normally takes about 1–2 hours for a house, and about three to four hours for a commercial roof. Somewhere as small as Haine, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.
