Thermal roof survey in Chilton

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when you book, and the report explains how the conditions on the day affected the results. Typical surveys look at heat escaping through the roof and damp patches with no obvious cause, across flat roofs, pitched roof slopes and commercial roofs.

Around Chilton, lots of roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. The forecast decides the day, as calm, dry conditions suit both. Close-up images frequently show wear on ridges, verges and flashings that can’t be judged properly from the ground.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Parking around Chilton is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Keep pets out of the way during the survey
  • Jot down any questions you want answered
  • Dig out any old roof reports or invoices

Advice

Drones, thermal imaging and Chilton roofs

Chilton lies within about 1 mile of the sea. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Quex Park, about 3.9 miles north-west, is one of the historic houses in the wider area around Chilton. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Church of St Laurence, thin or patchy insulation under an old roof often shows up clearly on a thermal image. If you run a business near Westwood Cross, thermal images can show trapped moisture across a wide commercial roof.

Chilton is about 1 mile south-west of Ramsgate, in Kent. We visit Chilton as part of our work across Kent, for homes and businesses alike. Our Kent coverage includes Chilton. Canterbury is in our area too.

Thermal roof surveys in CT11 and CT12 work the same way as everywhere else we cover. That includes homes and businesses on Saxon Road, Downs Road and Edith Road and the roads around them. You will find Chilton on the A299, so it is easy for us to get to. Other places close to Chilton include Pegwell (1 mile south), Cliffs End (1 mile west), Newington (1 mile north), Manston (1 mile north-west) and Haine (2 miles north). Further out, we also cover Canterbury (14 miles west), Margate (3 miles north), Dover (14 miles south), Broadstairs (3 miles north-east), Deal (8 miles south) and Herne Bay (11 miles west).

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Check outlets after heavy rain
  • Remember the conditions on the day affect the results
  • Heat the home normally on the days before
  • File the images with your roof records

After the visit, we put the thermal images, photographs and moisture readings into one report. Each image is explained in plain words, alongside what we recommend. Premium reports are sent the same day.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is frequently moved when people work in the roof space.

For landlords and managing agents

Businesses and commercial landlords can book us too. Larger roofs take longer.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Questions from Chilton

Does a conservation area affect roof work in Chilton?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Chilton?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Does thermal imaging work on slate and tile roofs?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

When to book a survey in Chilton

Some defects simply cannot be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. A thermal camera adds another way of finding them.

Common reasons to book include:

  • Damp around chimneys and parapets
  • Areas of a flat roof that may hold water
  • Stains that keep coming back
  • Missing or slipped insulation

If you look after a building like Chilton Primary School, big roofs are where aerial photos and thermal images show the most at once.

Questions to ask before you book

  • Which viewpoints they use to see the roof
  • What the report includes, and whether it has photographs
  • Their track record with similar roofs
  • Their report turnaround times

What to expect from a roof survey

Why act early in Chilton

Without thermal imaging, the only way to see how far water has spread is frequently to open up the roof. That helps you and your roofer decide what really needs replacing. With lower homes, common in places like Chilton, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

What a thermal roof survey does not cover

Before you book, it’s worth knowing what a survey won’t do:

  • Seeing water directly, as the camera shows temperature, not moisture
  • Reliable images in rain, strong wind or on a wet roof surface
  • Structural calculations, which need a structural engineer

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before booking. The full list of what we check.
