Thermal roof surveys for Kilndown homes and businesses

Landlords, agents and block managers in Kilndown

Landlords, agents and building managers in Kilndown and across Kent can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or use the contact form.

Letting agents frequently book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.

Thermal roof surveys for homes and businesses in Kilndown

Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there’s safe access. If you’ve noticed damp around chimneys and parapets and leaks that are hard to trace, we can find out what’s behind it, whatever the roof.

In a small place like Kilndown, open ground can mean strong wind. A small drone can’t fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

What a survey costs

When we price a survey, we consider:

  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you need to know.

Booking your survey

We’ll typically ask about:

  • The style of property, from a terrace to a block
  • The reason for the survey, such as buying, a leak or storm damage
  • The property’s address and postcode
  • Dates you are working to, such as exchange

Getting a price is simple: just phone 07833 053749 or email us, let us know about the property and we’ll recommend the right survey. The price is agreed up front.

What happens on the day

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Somewhere as small as Kilndown, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

How to prepare

  • If you are buying, let the agent know when we are coming
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Have any paperwork from past roof work to hand

Getting a price

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

Related advice

Leave it or get it looked at?

A damp patch that keeps coming back typically has a cause that hasn’t been found. Combining the camera with moisture readings can help find it, rather than more guesswork. Around Kilndown, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Check the loft can be reached safely
  • Keep a record of when stains appear
  • Photograph damp patches with the date
  • Check from the ground or a window, never by climbing

If the images suggest moisture that can’t be confirmed, we will say what would help next, such as electronic leak detection or opening up a small area.

Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.

Questions from Kilndown

Do you cover Kilndown?

Yes, Kilndown is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Kilndown?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you walk on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

What does a thermal roof survey show?

It records surface temperature across the roof. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.

How long does the survey take?

It typically takes about one to two hours at most homes; commercial roofs usually need 3–4 hours. We will confirm the timing when you book.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Does the report include photographs?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Drones, thermal imaging and Kilndown roofs

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Historic houses such as Scotney Castle, about 0.8 miles west, show how far back building in the area around Kilndown goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Christ Church, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
