How a drone roof survey works in Kilndown
The weather decides whether a drone can fly. We don’t fly in strong wind or heavy rain, because the drone has to stay safely under control. If the weather turns, we’ll agree another day or inspect what we can by other means. We check the forecast ahead of the visit and again on site. Calm, dry conditions give the sharpest close-up photos. Waiting for a better day is better than a rushed flight. Typical surveys look at ponding and splits on a high flat roof and eroded pointing on a chimney stack, on tall and steep roofs, large and complex roofs and valleys and parapet gutters.
Villages like Kilndown often stand in open country, where wind can be strong. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey changes by roof type
Ridges and hips
Some ridges are fixed with mortar, others with dry-fix systems. We record what we see of their condition.
Chimney stacks
The drone shows the outside of the stack, not a flue, gas or sweep inspection. We will say if a specialist is needed.
Leave it or get it looked at?
Planning roof work without seeing the roof is a gamble. Our report shows the condition of each area, with recommendations prioritised by urgency where relevant. That helps you put the work in order. In a small place like Kilndown, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £400, including VAT.

Common questions in Kilndown
Will you come out to Kilndown?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Is my home in Kilndown listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.
How much is a survey?
Drone roof survey starts from £400, including VAT. You will know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or drop us an email.
Will you walk on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.
Tips that help
Most of what helps is simple and safe from ground level. A few suggestions:
- Expect us to rearrange if it’s too windy or wet
- Tell us about any leaks or concerns
- Allow time for permission if you’re in a flight restriction zone
- Share the postcode so we can check for restrictions
If you need work done, roofers can work from the photos. The photos show the location and extent of every problem, so their quotes cover the same ground.
After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone survey can show what has shifted.
What we can’t see
To be straight with you, there are limits to any roof survey:
- Photos in conditions too poor to fly
- Whether the roof structure meets design loads
- Close-up photos of next door’s property
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and does not.
Roof types and parts we check
- Tall and steep roofs
- Chimney stacks
- Flat roofs on upper floors
- Valleys and parapet gutters
- Fragile roofs
- Large and complex roofs
How the survey works
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Older roofs in small places like Kilndown can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- You give us the address and tell us about the roof.
- Airspace restrictions are checked and permission sought where needed.
- Before take-off, the wind, the weather and the launch spot are looked at.
- Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
- You receive a written report with the photos and our recommendations.
Before we arrive
- Point out any leaks or damp patches
- Unlock side gates and any roof access doors
- Leave a clear route to the loft

What a drone roof survey looks like in Kilndown
Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.
If you own one of the older houses in the streets near Christ Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Signs you need a drone roof survey in Kilndown
After storms, owners want to know what has moved. It is hard to tell from below what has shifted. Close-up photos make it clear what has been disturbed.
Common reasons to book include:
- Flat roofs on upper floors that hold water
- Eroded pointing on a chimney stack
- Lead work pulling away at abutments
- Cracked slates and tiles out of sight from below
Scotney Castle, about 0.8 miles west, is one of the historic houses in the wider area around Kilndown. Aerial photos and thermal images let an old roof be checked without anyone disturbing it.
