Chimney survey in Kilndown

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a sweep or a gas safety check. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we will say so. If you’ve noticed worn or missing pointing and disused chimneys trapping moisture, a survey will tell you what’s going on.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Kilndown homes and their roofs

Historic houses such as Scotney Castle, about 0.8 miles west, show how far back building in the area around Kilndown goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If your home is one of the older ones in the streets near Christ Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

The survey, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes about one to two hours at most homes, and more on a big or complicated roof. For a village or hamlet like Kilndown, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. You get a report with photographs and our recommendations.

Advice

Questions from Kilndown

Will you come out to Kilndown?

Yes. Kilndown is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is Kilndown in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Why is my chimney breast damp?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped and records the likely cause.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can you survey a chimney stack we share with next door?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

Is a leaning chimney dangerous?

Have it checked rather than leaving it. Leaning frequently comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can assess whether it needs work.

Prices for chimney surveys in Kilndown

When we price a survey, we consider:

  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size
  • Whether it is a home or a commercial building
  • Extra roofs, like extensions, dormers or garages

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Booking your survey

Getting the details right at the start saves time. It’s useful to include:

  • Where the property is, with the postcode
  • The style of property, from a terrace to a block
  • What made you get in touch
  • Whether there’s a loft hatch, a shared roof or tricky access

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.

Why act early in Kilndown

For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. In a place like Kilndown, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Chimney survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

  • CAA-registered drone operator (Flyer ID and Operator ID)

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

How the survey changes by roof type

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. We record what we see with photographs.

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.
