Thermal roof survey in Frittenden

Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. Typical surveys look at missing or slipped insulation and wet areas near outlets and upstands, on ceilings below the roof, commercial roofs and loft conversions.

Some older homes in villages like Frittenden are listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Letting agents can arrange access with tenants, at a time agreed beforehand. We survey seven days a week, which can make access easier.

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Somewhere as small as Frittenden, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. You get a report with thermal images, photos and our recommendations.

Getting ready for the survey

  • Keep pets out of the way during the survey
  • Let us know about parking near the property
  • Jot down any questions you want answered

What a thermal roof survey looks like in Frittenden

If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Headcorn Aerodrome is about 3 miles from Frittenden. Where the drone is part of the survey, the Drone Safety Map is checked for restrictions first.

If yours is one of the older homes in the streets near Church of St Mary, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps. If you look after a building such as Frittenden Church of England Primary School, a view from above covers a wide roof far faster than walking it.

Frittenden is about 9 miles south of Maidstone, in Kent. We visit Frittenden as part of our work across Kent. We cover towns and villages across Kent, from the larger towns to small villages. For surveys nearby, see our Maidstone page.

Postcode districts we cover here for thermal roof surveys: TN17. We cover properties on The Street, Inglis Close and Parish Avenue and the roads around them. Other places close to Frittenden include Sinkhurst Green (1 mile north), Knox Bridge (1 mile west), Cranbrook Common (2 miles south-west), Sissinghurst (2 miles south-west) and Staplehurst (2 miles north-west). Roof by roof

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. The camera can give clues to where it is sitting, when the conditions allow.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Leave the roof to people with safe access
  • Check the loft can be reached safely
  • Talk to us about the weather when booking
  • Keep outlets and gutters clear to stop water sitting

After the visit, we put the thermal images, photos and moisture readings into one report. Each image is explained in plain words, alongside what we recommend. Premium reports are sent the same day.

Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.

When you need someone else

A survey is a careful look at the roof, but it can’t do everything. The main limits are:

  • Structural calculations, which need a structural engineer
  • Clear results when the conditions on the day are poor
  • Confirming water without moisture readings

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. What our survey covers.

Roof types and parts we check

  • Pitched roof slopes
  • Ceilings below the roof
  • Flat roofs
  • Commercial roofs
  • Insulated roof spaces
  • Loft conversions

Frittenden questions

Is my home in Frittenden listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Frittenden?

Yes, Frittenden is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.

Can you use a thermal camera on a sloping roof?

It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there’s safe access.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.

What affects the price in Frittenden

All our prices include VAT. The things that change the price are:

  • The shape of the roof and its details
  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What we need to know

There’s no need for technical words. Just tell us:

  • The address and postcode of the property
  • Any photos you have, taken from the ground or a window
  • Any marks or damp showing indoors
  • Whether there is a loft hatch, a shared roof or tricky access

You can call us seven days a week. For a price or to book, ring 07833 053749 or drop us an email.
