Wondering about the roof at a property in Bells Yew Green? We carry out thermal roof surveys in Bells Yew Green and across Kent, with plain-English findings.

  • Damp where roofs meet walls and chimneys
  • Cold areas below the roof

Thermal roof surveys for Bells Yew Green homes and businesses

Thermal roof surveys for homes and businesses in Bells Yew Green

We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. We survey loft conversions, ceilings below the roof and pitched roof slopes, and the problems we are asked to look at most are damp where roofs meet walls and chimneys and gaps in loft insulation.

Somewhere as small as Bells Yew Green, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

DIY checks: what’s safe

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

How the survey changes by roof type

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.

Loft insulation

From inside the loft, thermal imaging can show gaps in insulation and cold spots. We inspect the loft where it can be reached safely.

The survey, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Bells Yew Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

Bells Yew Green questions

How do I find out if my home in Bells Yew Green is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is Bells Yew Green in the area you cover?

Yes, Bells Yew Green is within the area we cover. We work right across London and the South East. Just phone 07833 053749 or email us and tell us about the property.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Is thermal imaging included in your surveys?

It’s part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Honest limits

It’s a careful look at the roof, not the whole story. The main limits are:

  • Proving moisture from the images alone
  • Clear results when the conditions on the day are poor
  • A formal energy assessment

If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey before booking. The full list of what we check.

What affects the cost of thermal roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Extensions, dormers and garages with roofs of their own
  • Roof area
  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We will tell you which package suits the questions you have.

Getting in touch

To price your survey accurately, we’ll ask about:

  • Where the property is, with the postcode
  • Anything about access we should know
  • What made you get in touch
  • Pictures from the garden or a window, if you have them

Every survey is priced before it’s booked, so you know where you stand. Our price is from £400, including VAT. To book, call 07833 053749 or use the contact form.

What a thermal roof survey looks like in Bells Yew Green

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help. About 3 miles south-east lies Wadhurst Castle, a reminder of how long the area around Bells Yew Green has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you look after a shop, office or commercial unit, for instance near The Corn Exchange, large commercial roofs are frequently easiest to see by drone or thermal camera.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Leave the roof to people with safe access
  • Note where damp appears and after what weather
  • Photograph damp patches with the date
  • File the images with your roof records

After the visit, we put the thermal images, photos and moisture readings into one report. Each image is explained in plain words, alongside what we recommend. With a Premium Survey, you get the report the same day.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.
