Thermal roof surveys in Kemsley

Thermal roof survey in Kemsley: what you get

Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so the findings do not rely on the camera alone. We survey insulated roof spaces, loft conversions and flat roofs, and the problems we’re asked to look at most are patches of heat loss across the roof and leaks that are hard to trace.

In smaller places like Kemsley, many homes are bungalows and houses with roofs you can partly see from the ground. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.

Where we cannot see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Insulation values or heat loss calculations
  • What’s inside walls or under coverings, without opening up
  • A structural engineer’s assessment

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What our survey covers.

What this survey covers

  • Insulated roof spaces
  • Ceilings below the roof
  • Loft conversions
  • Commercial roofs
  • Pitched roof slopes
  • Flat roofs

How the survey works

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Being in a smaller place like Kemsley doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. It is useful to show us anything you’ve already noticed.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Getting ready for the survey

  • If you are buying, let the agent know when we’re coming
  • Have any paperwork from past roof work to hand
  • Keep pets inside or away from the areas we are looking at

Kemsley questions

Do you carry out roof surveys in Kemsley?

Yes, Kemsley is one of the places we work. The survey and report are the same in Kemsley as anywhere else.

Is Kemsley within the area you cover?

Yes. Kemsley is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Does thermal imaging detect leaks directly?

Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Let us know about it when you book and we’ll explain what’s needed.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when booking.

Will you go up on the roof?

Only where it is safe to do so. We look at everything that can safely be seen: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we cannot see is noted in the report.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

When to book a survey in Kemsley

Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

People usually book a survey after spotting something like this:

  • Gaps in loft insulation
  • Areas losing heat at the eaves and junctions
  • Damp around roof outlets and upstands
  • Leaks far from where the stain appears

For hotels and guest houses around Kemsley, a roof problem found early is far less disruptive than one found by a guest.

Before booking any roof surveyor

  • Whether the loft space is looked at, where there is one
  • Are they insured for the work?
  • Whether any drone flown is registered with the CAA
  • When you will get the report

What to expect from a roof survey

What we look for on each type of roof

Loft insulation

From inside the loft, thermal imaging can show gaps in insulation and cold spots. We look where there’s safe access.

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they cannot.

Drones, thermal imaging and Kemsley roofs

Kemsley lies within about 2 miles of the sea. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

Anyone responsible for a site like Kemsley Primary Academy will know that big roofs are where photos from the air and thermal images show the most at once. The streets around a church such as Parish Church of the Holy Trinity are often among the oldest in a place, and if your house is among the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Kemsley is about 1 mile north of Sittingbourne, in Kent. Kemsley gets the same service as everywhere else we work: a careful look at everything that’s safely in view, photographs and a clear written report. We cover towns and villages across Kent. For surveys nearby, see our Maidstone page.

We survey roofs across ME10 and ME9 for thermal roof surveys and the streets around it. Local streets include Court Road, Menin Road and Hurst Lane, and we cover them all. Other places close to Kemsley include Howt Green (1 mile west), Milton Regis (1 mile south-east), Sittingbourne (1 mile south), Iwade (1 mile north-west) and Murston (1 mile south). Further out, we also cover Maidstone (11 miles south-west), Whitstable (13 miles east), Faversham (7 miles south-east), Minster (5 miles north-east), Davington (7 miles south-east) and Foley Park (10 miles south-west).

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • How many separate roofs there are, like extensions, dormers and garages
  • How tall the building is and how easy the roof is to see
  • How big the roof is
  • Any need for thermal images or a drone flight

Every price we give includes VAT, and the written report is part of the package. Prices start from £400, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • How the loft is reached, if there is one
  • The property’s address and postcode
  • What’s prompted the survey
  • Dates you are working to, such as exchange

Not sure which survey you need? The easiest way is to ring 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
