What a thermal roof survey looks like in Broad Oak

Broad Oak lies within about 5 miles of the sea, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

If you live in an older home near St Nicholas' Church, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. Take a building like Sturry Church of England Primary School: a view from above covers a wide roof far faster than walking it. Shop and office owners around Whitefriars Shopping Centre may find that large commercial roofs are often easiest to see from the air or with a thermal camera.

Broad Oak is about 2 miles north-east of Canterbury, in Kent. Anywhere in Broad Oak, we can carry out thermal roof surveys at your property, on a weekday, Saturday or Sunday. Across Kent, we cover Broad Oak.

Thermal roof surveys for homes and businesses in Broad Oak

We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. We survey loft conversions, pitched roof slopes and flat roofs, and the problems we’re asked to look at most are damp around roof outlets and upstands and missing or slipped insulation.

In a small place like Broad Oak, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What this survey cannot tell you

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Insulation values or heat loss calculations
  • Proving moisture from the images alone
  • The condition of timbers we cannot see

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Why it is worth a survey now in Broad Oak

Thermal images can suggest the extent of wet areas without cutting into the roof. It helps when deciding whether to patch an area or replace the roof. For older village homes like those around Broad Oak, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Questions from Broad Oak

Do you cover Broad Oak?

Yes, Broad Oak is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Broad Oak?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Will thermal imaging find my leak?

It is a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. If the source can’t be confirmed, we will say what could help next, like electronic leak detection.

What conditions are best for thermal imaging?

The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain and strong wind can make the images less clear, so we talk through the forecast when you book.

How long will you be at the property?

Most surveys take about one to two hours for most homes, plus time to check any thermal findings with moisture readings. We will confirm the timing when booking.

What’s the best way to book?

The quickest way is to call 07833 053749 or send us an email. Give us the address and some details about the roof, and we will take it from there. Surveys run on weekdays, Saturdays and Sundays.

Different roofs, different checks

Felt and asphalt flat roofs

Felt and asphalt sit tight to the layers below, which frequently helps the camera pick up differences. We confirm any patterns with moisture readings.

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.

How the survey works

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Around Broad Oak, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • Note where any stains or damp appear
  • For a flat or shared roof, check access with the building owner or managing agent

How we price thermal roof surveys

We confirm the price for your survey before booking. These are the things that affect it:

  • The size of the roof
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether thermal imaging or a drone is needed
  • Commercial roofs and larger buildings

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What we need to know

We will normally ask about:

  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode
  • What’s prompted the survey
  • Dates you’re working to, like exchange

Every survey is priced before it is booked, so you know the cost up front. Prices start from £400, including VAT. For a price for your roof, call 07833 053749 or use the contact form.
