How a thermal roof survey works in Otham

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. We’re often asked to look into areas losing heat at the eaves and junctions and possible trapped moisture under a flat roof covering, on pitched roof slopes, ceilings below the roof and insulated roof spaces.

Older cottages and houses around Otham may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Useful tips for Otham property owners

Nothing here needs a ladder. Our suggestions:

  • Note where damp appears and after what weather
  • Check the loft can be reached safely
  • Don’t climb onto the roof to look for leaks yourself
  • Heat the home normally on the days before

Once we’ve been, the thermal images, photos and readings go into a single report. We explain what each image may mean, alongside what we recommend. Premium reports are sent the same day.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

Flying and imaging in Otham

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Historic houses like Stoneacre, about 0.6 miles north-east, show how far back building in the area around Otham goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Senacre Technology College: big roofs are where close-up aerial shots and thermal images show the most at once. If you look after a shop, office or commercial unit, for example near The Mall Maidstone, a commercial roof can be photographed from above without anyone walking on it.

Otham is about 2 miles south-east of Maidstone, in Kent. We carry out thermal roof surveys in Otham for houses, flats, blocks and commercial buildings. Otham is one of the towns and villages in Kent where we work for thermal roof surveys.

Surveys in ME15 and ME17 are booked the same way as anywhere else. We cover properties on Church Road, Spartall Drive and Ellis Field. If you’re just outside Otham, we cover Willington (1 mile north-west), Park Wood (1 mile south-west), Langley (1 mile south-east), Shepway (1 mile north-west) and Caring (1 mile north-east). Further out, we also cover Ashford (15 miles south-east), Sittingbourne (10 miles north-east), Royal Tunbridge Wells (15 miles south-west), Gravesend (15 miles north-west), Tonbridge (13 miles west) and Faversham (15 miles east).

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

When to book a survey in Otham

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which helps when timescales are tight.

Things that frequently lead to a survey include:

  • Ceilings that feel colder in places
  • Leaks that are hard to trace
  • Wet areas near outlets and upstands
  • Damp that repairs haven’t cured

For an older house near a landmark such as St Nicholas's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Before booking any roof surveyor

  • What experience they bring
  • How they plan to inspect the roof safely
  • Whether you can ask questions once you have the report
  • Their report turnaround times

What a good roof survey covers

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Homes around Otham often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Note where any stains or damp appear
  • Let us know about parking before the day

Your questions about thermal roof surveys in Otham

Does a conservation area affect roof work in Otham?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Otham?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does thermal imaging detect leaks directly?

The camera does not see water itself. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.

How do I book a survey in Otham?

It is easiest to call 07833 053749 or send us an email. Give us the address and some details about the roof, and we will recommend the right survey. Surveys run on any day of the week.

What will the report tell me?

A written report with photos, covering the condition of the roof, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access.
