About our thermal roof survey in The Platt
What a thermal camera can show depends a lot on the weather. It’s useful to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. If you’re worried about gaps in loft insulation and cold spots on ceilings under the roof, we can find out what’s behind it.
In a small place like The Platt, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put by urgency where it matters.

How it works
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about 1–2 hours for a house, or half a day or so for a commercial building. Older roofs in small places like The Platt can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We check the roof from ground level, from windows and from the roof itself where it’s safe.
- We take thermal images of the roof to pick up temperature patterns.
- We check the patterns that stand out with moisture readings where there’s safe access.
- The report sets out the images, what they suggest and what we recommend.
Preparing for the visit
- Dig out any old roof reports or invoices
- For a flat or shared roof, check access with the freeholder or managing agent
- Make a note of anything you’d like us to look at

Advice
Leave it or get it looked at?
Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £400, including VAT.

What we look for on each type of roof
Pitched slate and tile roofs
From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. We check any patterns with moisture readings.
GRP fibreglass roofs
Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.
What a thermal roof survey does not cover
To be straight with you, there are limits to any roof survey:
- A formal energy assessment
- Clear results when the conditions on the day are poor
- Hidden layers that need to be opened up to check

Thermal roof surveys in The Platt: local notes
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. The wider area around The Platt has a long history of building, with Wadhurst Castle about 3 miles south-east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.
If you look after a shop, office or commercial unit, for instance near The Corn Exchange, big, flat commercial roofs are where photos from the air and thermal images help most. Anyone responsible for a site like Frant Church of England Primary School will know that thermal images can show where wet insulation sits under a big flat roof. The streets around a church such as The Parish Church of St Alban are frequently among the oldest in a place, and if your home is one of the older ones nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.

Common questions in The Platt
Do you cover The Platt?
Yes. We cover the whole of London and South East England, and The Platt is part of that. You can phone 07833 053749 or drop us an email with the address and a few details.
Is The Platt within the area you cover?
Yes, The Platt is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
How does a thermal imaging roof survey work?
A thermal camera shows differences in surface temperature. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.
Does thermal imaging detect leaks directly?
Not directly. It shows temperature, and wet materials often behave differently from dry ones. That’s why we check any patterns with moisture readings.
What will the report tell me?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.
Can you use a thermal camera on a sloping roof?
On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.
How long is the visit?
It usually takes an hour or two at a typical home, and longer for a large or complex roof. You will then get the report by email.
What a survey costs
All our prices include VAT. The things that change the price are:
- The number of roofs, including extensions and garages
- The use of thermal imaging or a drone
- How tall the building is and how easy the roof is to see
- The roof’s overall size
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
What we need to know
We’ll typically ask about:
- How the loft is reached, if there is one
- Any marks or damp showing indoors
- Why you want a survey: buying, a leak, a storm or new work
- Pictures from the garden or a window, if you have them
Most bookings start with a short call: ring 07833 053749 or use the contact form, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
Rented homes, blocks and businesses
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the survey around it.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
