Thermal roof surveys for Frant homes and businesses

The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a hamlet or village like Frant, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Thermal roof survey in Frant: what you get

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where it applies, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. You can call 07833 053749 or drop us an email with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. We survey insulated roof spaces, pitched roof slopes and loft conversions, and common reasons people get in touch are areas of a flat roof that may hold water and stains that keep coming back.

Somewhere as small as Frant, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from the ground. Weather and airspace are looked at before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Before and after the survey

From years of surveys, a few habits stand out:

  • Talk to us about the weather when booking
  • Heat the home normally on the days before
  • Clear leaves from outlets and gutters each autumn
  • Clear a path to the loft hatch before we arrive

Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it is easy to find each area on the roof.

Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Readings unaffected by sun, shade or reflections
  • The condition of timbers we can’t see
  • Seeing water directly, as the camera shows temperature, not moisture

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.

What this survey covers

  • Ceilings below the roof
  • Loft conversions
  • Pitched roof slopes
  • Insulated roof spaces
  • Commercial roofs

Airspace, weather and Frant roofs

If your survey includes the drone, the flight is checked against the Drone Safety Map first. With Wadhurst Castle about 3.5 miles south-east, Frant sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

If you run a business near The Corn Exchange, a commercial roof can be photographed from above without anyone walking on it. If you own one of the older houses in the streets near The Parish Church of St Alban, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Common roof problems in Frant

Some defects simply can’t be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

Here are some of the things we see frequently:

  • Damp around chimneys and parapets
  • Water that travels before it shows
  • Possible trapped moisture under a flat roof covering
  • Patches of heat loss across the roof

Take a building like Frant Church of England Primary School: big roofs are where close-up aerial shots and thermal images show the most at once.

Before booking any roof surveyor

  • Whether the roof space is looked at, where there is one
  • Their drone registration, if they fly one
  • What’s outside the scope of the survey
  • What happens after the report arrives

What’s in a roof survey

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office
  • The use of thermal imaging or a drone
  • Roof area

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What to let us know when you contact us

Here’s what helps us most when you contact us:

  • The kind of building and roof involved
  • Anything about access we should know
  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property

Thermal roof survey starts from £400, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or use the contact form with the details.

Questions from Frant

Do you carry out roof surveys in Frant?

Yes. We work right across London and the South East, and Frant is part of that. Just call 07833 053749 or send us an email and tell us about the property, and we will talk through which survey suits.

Is my home in Frant listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Can you do a thermal survey in any weather?

The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.

What do I do with the report?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.
