About our thermal roof survey in Newnham
A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera does not see water itself, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We’re often asked to look into water that travels before it shows and wet areas near outlets and upstands, across ceilings below the roof, insulated roof spaces and loft conversions.
Some older homes in villages like Newnham are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Checking the roof from ground level
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.
How the survey changes by roof type
Single-ply and EPDM roofs
Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.
Loft insulation
In the loft space, the camera can pick up gaps and thin areas of insulation. We inspect the loft where it can be reached safely.
Drones, thermal imaging and Newnham roofs
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
Take a building like Eastling Primary School: a view from above covers a wide roof far faster than walking it. Take an older house close to Church of St Peter and St Paul: thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. Belmont House and Gardens lies about 2.2 miles south-east, so building around Newnham goes back a long way. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.
Newnham is about 4 miles south-west of Faversham, in Kent. Whether the building in Newnham is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Newnham is one of the towns and villages in Kent where we work. Our Maidstone page covers surveys nearby.

What affects the price in Newnham
Several things affect the price of a survey:
- How tall the building is and how easy the roof is to see
- The use of thermal imaging or a drone
- Whether it is a home or a commercial building
- The size of the roof
Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.
What we need to know
A little information up front helps. It’s useful to include:
- Any stains, drips or damp patches you’ve seen indoors
- What’s prompted the survey
- The address and postcode of the property
- Whether there’s a loft hatch, a shared roof or tricky access
Booking is simple: just phone 07833 053749 or email us, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.
Landlord and commercial surveys in Newnham
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
Freeholders and residents’ companies use a roof report to plan and budget.
The survey, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere as small as Newnham, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We check the roof from ground level, from windows and from the roof itself where it is safe.
- Thermal images are taken to show differences in surface temperature.
- We check the patterns that stand out with moisture readings where there’s safe access.
- You get a report with thermal images, photographs and our recommendations.
Before the survey
- If it is not your property yet, arrange access through the agent
- Unlock side gates and any roof access doors
- Point out any leaks or damp patches

FAQs for Newnham
Is Newnham in the area you cover?
Yes, Newnham is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or email us with the address and some details.
Will you come out to Newnham?
Yes, Newnham is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Are you structural engineers?
No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
Will I get photos?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
How soon will I get the report?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Do you climb onto every roof?
Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.
