Useful tips for Chartham property owners

Nothing here needs a ladder. Our suggestions:

  • Keep outlets and gutters clear to stop water sitting
  • Keep a record of when stains appear
  • Move stored items away from the loft hatch
  • Keep the report to compare against after any repair

If the images suggest moisture that can’t be confirmed, we will say what would help next, such as electronic leak detection or opening up a small area.

Consider a repeat survey after major work on the roof, when the conditions are suitable.

Thermal roof surveys for homes and businesses in Chartham

Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. If you’ve noticed ceilings that feel colder in places and leaks that are hard to trace, a survey will tell you what’s going on.

Villages like Chartham frequently stand in open country, where wind can be strong. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Different roofs, different checks

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. It focuses the survey on the areas that matter.

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. Thermal images can show where it has been pushed aside.

Surveys for landlords and agents in Chartham

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or drop us an email with the addresses.

Chartham questions

Is Chartham in the area you cover?

Yes. We cover the whole of London and South East England, and Chartham is part of that. You can phone 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.

Is my home in Chartham listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Can a thermal survey trace a roof leak?

It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It is used alongside a close inspection and moisture readings, as the camera alone cannot prove a leak.

What does a thermal roof survey show?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

How experienced are you?

More than 5,000 surveys over 20+ years.

Which survey includes thermal imaging?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Airspace, weather and Chartham roofs

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

If you look after a building such as Chartham Primary School, a drone or thermal camera can show a large roof in a single visit. If you live in an older home near Church of St Mary, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. If you look after a shop, office or commercial unit, for example near Whitefriars Shopping Centre, big, flat commercial roofs are where aerial photos and thermal images help most.

What this survey cannot tell you

Before you book, it’s worth knowing what a survey won’t do:

  • An energy rating for the building
  • Reliable images in rain, strong wind or on a wet roof surface
  • The condition of timbers we cannot see

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Loft conversions
  • Commercial roofs
  • Insulated roof spaces
  • Ceilings below the roof
  • Pitched roof slopes
  • Flat roofs

How the survey works

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely. The survey normally takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Around Chartham, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Let us know about parking near the property
  • Move anything stored under the loft hatch
  • If you are buying, let the agent know when we are coming
