How a thermal roof survey works in Shelvin

On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, something you cannot normally tell from the surface. Moisture readings are then used to check what the camera suggests. Common reasons to book are water that travels before it shows and possible trapped moisture under a flat roof covering, on commercial roofs, flat roofs and pitched roof slopes.

In a small place like Shelvin, open ground can mean strong wind. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What a thermal roof survey does not cover

It’s useful to know what a survey will not do before you book:

  • Proving moisture from the images alone
  • Structural calculations, which need a structural engineer
  • Reliable images in rain, strong wind or on a wet roof surface

If in doubt, call 07833 053749 or send us an email and we will suggest the right survey. What a survey covers and doesn’t.

Roofs we survey in Shelvin

  • Commercial roofs
  • Ceilings below the roof
  • Pitched roof slopes
  • Insulated roof spaces
  • Loft conversions
  • Flat roofs

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Do not climb onto the roof to look for leaks yourself
  • Note where damp appears and after what weather
  • Clear a path to the loft hatch before we arrive
  • Talk to us about the weather when booking

We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the loft space.

Shelvin questions

Do you cover smaller places like Shelvin?

Yes. Shelvin is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Shelvin listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible.

What do I do with the report?

The report arrives by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.

Can you survey at the weekend?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or email us.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

The survey, step by step

After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, it normally takes between one and two hours for a house, with bigger or more complicated roofs taking longer. For a village or hamlet like Shelvin, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Advice

What a survey costs

When we price a survey, we consider:

  • Any need for thermal images or a drone flight
  • How big the roof is
  • Which survey package you book
  • The height of the building and how the roof can safely be seen

Thermal roof survey starts from £400, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Helping us price your survey

You don’t need to know any roofing terms. It’s enough to let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them
  • What kind of property and roof it is
  • What made you get in touch

We survey roofs on weekdays and at weekends. To find a date that works for you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.

Thermal roof surveys around Shelvin

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark like Church of St Martin, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps. Acrise Place, about 4 miles south-west, is one of the historic houses in the wider area around Shelvin. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.

Shelvin is about 6 miles north-west of Dover, in Kent. We survey roofs in Shelvin as part of our work across London and South East England. Shelvin is one of the towns and villages in Kent we cover. You can also see our page for Canterbury.
