Honest limits

It’s useful to know what a survey will not do before booking:

  • What’s inside walls or under coverings, without opening up
  • A structural engineer’s assessment
  • Reliable images in rain, strong wind or on a wet roof surface

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before booking. What a survey covers and doesn’t.

Thermal roof survey in Cop Street

What a thermal camera can show depends a lot on the weather. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast as you book, and our report notes the conditions and how they affected what we saw. Typical surveys look at damp patches with no obvious cause and water that travels before it shows, across commercial roofs, loft conversions and ceilings below the roof.

In a small place like Cop Street, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What a survey costs

When we price a survey, we consider:

  • How big the roof is
  • Which survey package you book
  • Whether thermal imaging or a drone is needed
  • How complicated the roof is, with its valleys, chimneys and parapets

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

Helping us price your survey

A little information up front helps. It helps to include:

  • Where any leaks, stains or damp patches show inside
  • When you need the report by
  • How the loft is reached, if there is one
  • Your postcode, so we can check access and travel

Thermal roof survey starts from £400, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or use the contact form to find out.

Thermal roof surveys in Cop Street: local notes

Cop Street lies within about 5 miles of the sea, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

Take a building like Ash Cartwright and Kelsey Church of England Primary School: big roofs are where close-up aerial shots and thermal images show the most at once. Goodnestone Park, about 4.1 miles south-west, is one of the historic houses in the wider area around Cop Street. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera doesn’t touch the roof itself. If you live in an older home near Church of St Nicholas, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps.

Cop Street is about 6 miles south-west of Ramsgate, in Kent. In Cop Street, as across Kent, every roof gets the same careful survey. Cop Street is one of the towns and villages in Kent where we work. You can also see our page for Canterbury.

Every address in CT3 is within our area for thermal roof surveys. We also cover Weddington (1 mile south), Ash (1 mile south), Guilton (1 mile south-west), Coombe (1 mile south) and Durlock (1 mile south-west). Further out, we also cover Canterbury (9 miles west), Margate (8 miles north-east), Dover (11 miles south), Folkestone (15 miles south), Ramsgate (6 miles north-east) and Broadstairs (8 miles north-east).

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes an hour or two at most homes, and about three to four hours for a commercial roof. Somewhere as small as Cop Street, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

Before we arrive

  • Dig out any old roof reports or invoices
  • Keep pets in another room
  • Move anything stored under the loft hatch

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Take photos of stains as they appear, so we can compare
  • Check outlets after heavy rain
  • Note where damp appears and after what weather
  • Don’t climb onto the roof to look for leaks yourself

Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. Premium reports are sent the same day.

Consider a repeat survey after major work on the roof in suitable weather.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Common questions in Cop Street

Do you carry out roof surveys in Cop Street?

Yes, Cop Street is within the area we cover. We survey roofs across London and the South East. Just call 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.

Do you cover smaller places like Cop Street?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Will the survey show heat loss through my roof?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it is warm inside and cold outside. We look from the loft as well, where there is safe access.

Which survey includes thermal imaging?

It’s part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Will thermal imaging find my leak?

It is a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. Where it can’t be pinned down, the report suggests a next step, like electronic leak detection.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

How the survey changes by roof type

GRP fibreglass roofs

Water under a GRP roof can reach the timber deck. Thermal imaging can suggest where that may be happening.

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. Wet boards can show as temperature differences on the images.
