Flat and commercial roofs around Cop Street

Cop Street lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Goodnestone Park, about 4.1 miles south-west, is one of the historic houses in the wider area around Cop Street. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Ash Cartwright and Kelsey Church of England Primary School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. For an older house near a landmark such as Church of St Nicholas, flat-roofed rear additions and dormers added over the years are worth checking.

Cop Street is about 6 miles south-west of Ramsgate, in Kent. Houses, flats, blocks and commercial buildings in Cop Street can all book flat roof surveys. Cop Street is one of the places in Kent we cover for flat roof surveys. Canterbury is in our area too.

Flat roof survey in Cop Street

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you call 07833 053749 or email us with the address and a rough idea of the roof area. We survey single-ply membranes, upstands and outlets and mastic asphalt, and people most often book us about upstands pulling away from walls and splits, cracks and crazing.

In a village or hamlet like Cop Street, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

After the visit, you get a written report with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

What we’re asked to look at in Cop Street

A buyer’s general survey frequently recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photographs.

Common reasons to book include:

  • Splits, cracks and crazing
  • Damaged trims at the roof edge
  • Failed seals around rooflight kerbs
  • Dips that suggest the deck is deflecting

If you own a rental within reach of Sandwich station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Before booking anyone

  • Is VAT included in the price?
  • Which parts of the roof they’ll actually see

What’s in a roof survey

What a flat roof survey doesn’t cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Whether old sheeting or boards contain asbestos
  • A structural engineer’s assessment of the deck
  • Fragile surfaces, which we do not walk on

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What a survey covers and doesn’t.

What we look at

  • Single-ply membranes
  • Upstands and outlets
  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber
  • Mastic asphalt

What we do, step by step

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around Cop Street often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Your questions about flat roof surveys in Cop Street

Is my home in Cop Street listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Cop Street within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How long does the survey take?

That depends on the size and shape of the roof; most visits take about one to two hours for a house; commercial roofs usually need 3–4 hours. The report is sent afterwards by email.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Is ponding on a flat roof a problem?

Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

What happens after the survey?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

What affects the cost of flat roof surveys

To price your survey, we look at:

  • The shape of the roof and its details
  • How big the roof is
  • The height of the building and how the roof can be seen safely
  • The number of roofs, including extensions and garages

To find out what your survey will cost, call 07833 053749 or email us and let us know about the roof. The price is agreed before a date is set.

Booking your survey

If you can, have these to hand when you get in touch:

  • Photos of the roof, taken safely from the ground or a window
  • What made you get in touch
  • Where any leaks, stains or damp patches show inside
  • When you need the report by

To arrange a survey, call 07833 053749 or email us with the address and what you’d like to know about the roof. We will confirm the price before booking.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

Why it is worth a survey now in Cop Street

Before replacing a flat roof, it’s useful to know if you really need to. Sometimes a few details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. For older village homes like those around Cop Street, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.
