Thermal roof surveys in Newenden

Thermal roof survey in Newenden: what you get

A thermal camera can help when the cause of damp isn’t obvious. Leaks often run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. If you’re worried about areas losing heat at the eaves and junctions and cold spots on ceilings under the roof, a survey will tell you what’s going on, on ceilings below the roof, commercial roofs and flat roofs alike.

In a small place like Newenden, open ground can mean strong wind. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Checking the roof from the ground

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Clear leaves from outlets and gutters each autumn
  • Talk to us about the weather when booking
  • Leave the roof to people with safe access
  • Move stored items away from the loft hatch

Premium Surveys include an in-person consultation, so you can go through the images with us. A follow-up 12 months later is included as well.

Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.

Airspace, weather and Newenden roofs

Historic houses such as Great Dixter, about 1.7 miles south-west, show how far back building in the area around Newenden goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

How the survey works

Once we have finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, it normally takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Newenden often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Before the survey

  • Point out any leaks or damp patches
  • If the roof is shared, arrange access with whoever manages the building
  • Make sure the loft hatch can be reached

Newenden questions

Is my home in Newenden listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover Newenden?

Yes, Newenden is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Will I get photos?

Yes. The report includes photos of what we found.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Can a thermal camera see water?

Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.

Will you go up on the roof?

Only where it is safe to do so. We look at everything that can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. Anything we cannot see is noted in the report.

Do you use drones?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Why act early in Newenden

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. Where a roof is exposed, as many are in small places like Newenden, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Why us?

  • Drone and thermal imaging surveys available
  • Covered by professional indemnity and public liability insurance
  • An independent view of the roof
  • Drone flown under a CAA Flyer ID and Operator ID

Roof by roof

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. The camera can help show where to look.

When to book a survey in Newenden

Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. A thermal survey, checked with moisture readings, can give a much clearer picture.

A survey can pick up problems such as:

  • Patches of heat loss across the roof
  • Cold areas below the roof
  • Thin or uneven insulation in the roof
  • Stains that keep coming back

The streets around a church like Parish Church of St Peter are often among the oldest in a place, and if your house is among the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
