Thermal roof survey in Hales Place: what you get

A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it is colder outside. Our report points out what the images suggest and where to look more closely. We do not give energy ratings or heat loss calculations. We survey pitched roof slopes, ceilings below the roof and insulated roof spaces, and the problems we’re asked to look at most are wet insulation beneath the membrane and stains that keep coming back.

Even in a smaller place like Hales Place, there may be airfields or restrictions nearby, so every drone flight starts with a check of the Drone Safety Map. Exposed sites can be windy, and a small drone can’t fly safely in strong wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Move stored items away from the loft hatch
  • Remember the conditions on the day affect the results
  • Don’t climb onto the roof to look for leaks yourself
  • Take photos of stains as they appear, so we can compare

Buyers can use the findings when talking to the seller or agent. It’s your decision how to use it, whether you ask for work before completion or discuss the price.

Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.

Why act early in Hales Place

For buyers, a thermal survey adds detail that a visual inspection can’t give. Hidden problems found before exchange can be raised with the seller or agent. In a smaller place like Hales Place, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further, and water follows.

All our prices include VAT. Thermal roof survey starts from £400, including VAT. We confirm the price for the job before booking.

What a thermal roof survey looks like in Hales Place

Hales Place lies within about 5 miles of the sea. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

If you look after a building such as St Stephen's Junior School, thermal images can show where wet insulation sits under a big flat roof. For businesses in and around places such as Whitefriars Shopping Centre, thermal images can show trapped moisture across a wide commercial roof.

Hales Place is about 1 mile north of Canterbury, in Kent. If you are in Hales Place, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Our area takes in places right across Kent, large and small.

Surveys in CT2 and CT1 are booked the same way as anywhere else. Whether your property is on Downs Road, Godden Road and Tunstall Road or anywhere close by, we can survey it. Nearby, we also carry out thermal roof surveys in Canterbury (1 mile south), Harbledown (1 mile south-west), Rough Common (1 mile west), Wincheap (2 miles south) and Upper Harbledown (2 miles west). Within a short drive, we also cover Ashford (14 miles south-west), Margate (14 miles north-east), Dover (14 miles south-east), Sittingbourne (15 miles west), Folkestone (15 miles south) and Ramsgate (15 miles east).

Common roof problems in Hales Place

Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. A thermal survey, checked with moisture readings, can give a much clearer picture.

We’re frequently asked to look at:

  • Areas losing heat at the eaves and junctions
  • Cold areas below the roof
  • Water getting in at parapets and stacks
  • Damp around roof outlets and upstands

If you live in an older home near Church of St Stephen, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from above or with a thermal imager helps.

Questions to ask before booking

  • Whether the loft space is looked at, where there is one
  • Their report turnaround times
  • What experience they bring
  • How they plan to inspect the roof safely

What a roof survey includes

How we price thermal roof surveys

Prices vary from roof to roof, and it comes down to:

  • The height of the building and how the roof can be seen safely
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before booking.

What to tell us when you get in touch

A little information up front helps. Please include:

  • When you need the report by
  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • The type of building and roof, like pitched or flat

Booking is simple: just ring 07833 053749 or send us an email, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two at most homes, though large, tall or awkward roofs take more time. You are welcome to ask questions while we’re there. In a smaller place like Hales Place, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • Move anything stored under the loft hatch
  • Have keys ready for side gates, garages or roof access doors

Advice

Questions from Hales Place

Do you cover Hales Place?

Yes, Hales Place is one of the places we work. Every survey there gets the same written report with photos.

Is my home in Hales Place listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

How long is the visit?

Expect it to take between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You’ll then get the report by email.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Does thermal imaging detect leaks directly?

Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.
