Need a thermal roof survey in Sandling?

Airspace, weather and Sandling roofs

The coast is about 2 miles or less from Sandling, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. With Westenhanger Castle about 1.6 miles west, Sandling sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Church of St Peter and St Paul, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Sandling is about 1 mile north-west of Hythe, in Kent. Whether the building in Sandling is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Sandling is one of the towns and villages in Kent we cover for thermal roof surveys. We also survey roofs in Canterbury.

Thermal roof survey in Sandling: what you get

Your report sets out the thermal images alongside ordinary photos, so it’s easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. There’s a 12-month follow-up as well. Common reasons to book are ceilings that feel colder in places and water that travels before it shows, on insulated roof spaces, ceilings below the roof and loft conversions.

Some older homes in villages like Sandling are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • An energy rating for the building
  • Structural calculations, which need a structural engineer
  • What’s inside walls or under coverings, without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What a survey covers and doesn’t.

Common questions in Sandling

Is my home in Sandling listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Sandling?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

What happens next?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Does the weather affect a thermal survey?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Different roofs, different checks

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. We confirm any patterns with moisture readings.

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere as small as Sandling, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We look at the roof from ground level, from windows and from the roof itself where it’s safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before the survey

Tips from our surveys

A little preparation and a few simple habits help. Our tips:

  • Check outlets after heavy rain
  • Clear a path to the loft hatch before we arrive
  • Photograph damp patches with the date
  • Tell us where and when you’ve seen damp or stains

The report explains the conditions on the day and how they affected the images. It helps you judge how firm each finding is.

Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.

Can I check my roof myself?

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Do you need a thermal roof survey in Sandling?

Some defects simply cannot be seen with the eye. Wet insulation, gaps in insulation and heat loss are often invisible from outside. Thermal imaging gives us another way to look for them.

Signs worth acting on include:

  • Leaks far from where the stain appears
  • Areas losing heat at the eaves and junctions
  • Areas of a flat roof that may hold water
  • Ceilings that feel colder in places

Anyone responsible for a site like Brockhill Park Performing Arts College will know that a view from above covers a wide roof far faster than walking it.

What to check before booking

  • What insurance they carry
  • Whether the loft is part of the inspection
  • Whether you get a written report with photos
