How it works

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Rural addresses near Durrant Green can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Make sure we can get to the back of the property
  • Keep pets out of the way during the survey
  • Move anything stored under the loft hatch

Advice

Thermal roof survey in Durrant Green

We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. Typical surveys look at possible trapped moisture under a flat roof covering and thin or uneven insulation in the roof, on ceilings below the roof, loft conversions and flat roofs.

In a small place like Durrant Green, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. You’ll see the good as well as the bad.

When to book a survey in Durrant Green

Some owners book because the rooms under the roof feel cold. Missing or slipped insulation can stand out as temperature differences, especially when it is warm inside and cold outside.

Things that often lead to a survey include:

  • Gaps in loft insulation
  • Areas of a flat roof that may hold water
  • Wet areas near outlets and upstands
  • Ceilings that feel colder in places

For site and facilities teams at buildings such as St Michael's Church of England Primary School, a drone or thermal camera can show a large roof in a single visit.

Questions to ask before you book

  • Whether the loft is part of the inspection
  • What happens after the report arrives
  • How long the report takes to arrive
  • What exactly goes into their report

What a good roof survey covers

What a survey costs

We confirm the price for your survey before you book. This is what makes a difference:

  • How many separate roofs there are, such as extensions, dormers and garages
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size
  • Which survey package you book

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Booking your survey

Here’s what helps us most when you get in touch:

  • Pictures from the garden or a window, if you have them
  • What made you get in touch
  • Access details, such as a loft hatch or a shared roof
  • Any marks or damp showing indoors

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, call 07833 053749 or email us.

What happens if roof problems are left?

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Looking now, while the damage may still be limited, keeps more options open. Where a roof is exposed, as many are in small places like Durrant Green, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What you get with us

Checking the roof from ground level

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Flying and imaging in Durrant Green

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

With Smallhythe Place about 4.3 miles south, the area around Durrant Green has a long history. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. The streets around a church such as Church of St Michael are frequently among the oldest in a place, and if your house is among the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Common questions in Durrant Green

How do I find out if my home in Durrant Green is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Durrant Green?

Yes, Durrant Green is within the area we cover. We survey roofs across London and South East England. Just call 07833 053749 or email us and tell us about the property, and we will talk through which survey suits.

How much does a thermal roof survey cost?

Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you take photos of the roof?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

Will you go up on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.
