Northbourne Thermal Roof Survey
Thermal roof surveys in Northbourne, backed by more than 20 years’ experience. Every survey ends with a written report and photographs.
- Water that travels before it shows
- Missing or slipped insulation
- Wet insulation beneath the membrane
Before and after the survey
Over many surveys, some simple habits stand out as worth the effort:
- Check from ground level or a window, never by climbing
- Keep dated photos of any marks on ceilings
- Keep outlets and gutters clear to stop water sitting
- Talk to us about the weather when booking
Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. There’s a 12-month follow-up too.
Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.
Thermal roof survey in Northbourne
Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where applicable, a structural analysis and a same-day report. There’s an in-person consultation as well, plus a follow-up 12 months later. To book, just phone 07833 053749 or email us with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. We’re often asked to look into leaks that are hard to trace and stains that keep coming back, across insulated roof spaces, flat roofs and loft conversions.
In a village or hamlet like Northbourne, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from the ground. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Northbourne questions
Will you come out to Northbourne?
Yes, Northbourne is on our map. Villages and rural addresses get the same survey as a town house.
Is Northbourne in the area you cover?
Yes, Northbourne is one of the places we work. The survey and report are the same in Northbourne as anywhere else.
Is thermal imaging useful on pitched roofs?
It can help, but the results are often less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it is safe.
What conditions are best for thermal imaging?
Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.
Are you structural engineers?
No. We are experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
Are you insured?
We hold professional indemnity and public liability insurance.
Do you take photos of the roof?
Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.
How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You are welcome to ask questions while we are there. Cottages and farmhouses around Northbourne frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- A thermal camera records how the surface temperature varies across the roof.
- We check the patterns that stand out with moisture readings where there’s safe access.
- The report sets out the images, what they suggest and what we recommend.
Preparing for the visit
- Make a note of anything you’d like us to look at
- Point out any leaks or damp patches
- Buyers: confirm access with the estate agent or seller

Advice
What a thermal roof survey does not cover
No survey can tell you everything, and it is better to know them up front. Bear these in mind:
- Hidden layers that need to be opened up to check
- Proving moisture from the images alone
- Reliable images in rain, strong wind or on a wet roof surface
If in doubt, phone 07833 053749 or email us and we will point you to the right survey before you book. What a survey covers and doesn’t.

What we look for on each type of roof
Single-ply and EPDM roofs
Because these membranes are thin, patterns from below often show. Reflections from shiny surfaces can affect readings, which we allow for.
Parapets, valleys and junctions
Damp at junctions can be hard to see by eye. A careful visual inspection goes alongside the images.
Signs you need a thermal roof survey in Northbourne
Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.
Look out for signs like these:
- Areas losing heat at the eaves and junctions
- Wet insulation beneath the membrane
- Ceilings that feel colder in places
- Damp around chimneys and parapets
Take an older house close to Church of St Augustine: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from the air or with a thermal camera helps.
What to check before booking
- How soon the report will arrive
- Whether the price includes VAT
- What they will not be able to tell you
- How long they’ve been surveying roofs
