How a thermal roof survey works in Finglesham

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. If you are worried about ceilings that feel colder in places and thin or uneven insulation in the roof, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Finglesham, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible.

When to book a survey in Finglesham

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which helps when timescales are tight.

People usually book a survey when they’ve noticed one of these:

  • Thin or uneven insulation in the roof
  • Areas of a flat roof that may hold water
  • Areas losing heat at the eaves and junctions
  • Cold areas below the roof

For site and facilities teams at buildings such as Northbourne Church of England Primary School, a view from above covers a wide roof far faster than walking it.

Questions to ask before you book

  • Whether the roof space is looked at, where there is one
  • What’s outside the scope of the survey
  • Whether VAT is in the quoted price
  • Whether any drone flown is registered with the CAA

What’s in a roof survey

What we do, step by step

We don’t take risks to get a closer look. We inspect what can safely be seen, and anything we can’t see is noted in the report. Most visits take an hour or two at most homes, and longer for a large or complex roof. Older rural homes like those around Finglesham can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • If you are buying, check with the agent that we can get in
  • Note where any stains or damp appear

Finglesham questions

Is my home in Finglesham listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Finglesham within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

What do I do with the report?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Will you walk on the roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Just say which days work for you.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • A structural engineer’s assessment
  • Readings unaffected by sun, shade or reflections
  • The condition of timbers we can’t see

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • Loft conversions
  • Insulated roof spaces
  • Pitched roof slopes
  • Commercial roofs
  • Flat roofs
  • Ceilings below the roof

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Tips from our surveys

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:

  • Note where damp appears and after what weather
  • Ask us about the forecast if rain is expected
  • Keep the heating on as usual before a heat loss survey
  • Keep dated photos of any marks on ceilings

After the visit, we put the thermal images, photos and moisture readings into one report. We explain what each image may mean, alongside what we recommend. Premium reports are sent the same day.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the loft space.

Thermal roof surveys around Finglesham

The coast is about 3 miles or less from Finglesham. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

Walmer Castle lies about 3.4 miles south-east, so building around Finglesham goes back a long way. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition. If your home is one of the older ones in the streets near Church of St George, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
