Need a drone roof survey in Northbourne?

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

About our drone roof survey in Northbourne

Before any flight, we check the airspace. Flight restriction zones around airports like Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If permission is not given, we inspect by other means and tell you. Prisons have their own drone restriction zones too. Common reasons to book are coverings that have slipped high up on the roof and tired mortar and pots at the top of a stack, on valleys and parapet gutters, chimney stacks and flat roofs on upper floors.

Villages like Northbourne frequently stand in open country, where wind can be strong. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

FAQs for Northbourne

Does a conservation area affect roof work in Northbourne?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is drone flying allowed in Northbourne?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

How long is the visit?

It usually takes roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. You will then get the report by email.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where it applies.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. You are welcome to ask questions while we’re there. Rural addresses near Northbourne can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You give us the address and tell us about the roof.
  2. We check the airspace and seek any permission needed.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. We email the report with close-up photos and recommendations.

Advice

How the survey changes by roof type

Valleys and parapet gutters

Some older terraces have a butterfly roof with a valley in the middle. It’s almost impossible to see from ground level, but a drone shows it clearly.

Ridges and hips

Ridges may be bedded in mortar or mechanically fixed. Their condition is noted in the report.

Useful tips for Northbourne property owners

Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Tips:

  • Give us the full address so we can check the airspace
  • Mention anything you’ve noticed on the roof
  • Be ready to move the date if the weather turns
  • Keep dogs indoors during the visit

You get an in-person consultation with the Premium Survey to go through what the drone showed. You can ask about anything that is not clear.

Look at the roof from ground level after strong winds. Debris in the garden is a sign to act on. A drone survey can show what has shifted.

Why act early in Northbourne

Photographing a roof from the air does not touch it. Nothing is cracked or dislodged by footsteps, so the survey does not create new problems. Outbuildings and barns around Northbourne are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
