Thermal roof surveys near Grafty Green

How a thermal roof survey works in Grafty Green

Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. That’s why we check findings with moisture readings and a close visual inspection. The report is clear about what the images show and what they don’t. If a finding cannot be confirmed, the report suggests a next step. If you’re worried about possible trapped moisture under a flat roof covering and cold areas below the roof, we can find out what’s behind it, whatever the roof.

Villages like Grafty Green frequently stand in open country, where wind can be strong. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Your questions about thermal roof surveys in Grafty Green

Does a conservation area affect roof work in Grafty Green?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Grafty Green in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Is this a RICS survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

What a thermal roof survey does not cover

In fairness, there are limits to any roof survey:

  • Hidden layers that need to be opened up to check
  • Reliable images in rain, strong wind or on a wet roof surface
  • An energy rating for the building

If in doubt, phone 07833 053749 or email us and we will recommend the right survey before booking. What a survey covers and doesn’t.

How we price thermal roof surveys

Prices vary from roof to roof, and it comes down to:

  • Basic, Standard or Premium
  • The height of the building and how the roof can safely be seen
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for your roof before booking.

What we need to know

To price your survey accurately, we will ask about:

  • Where any leaks, stains or damp patches show inside
  • Any deadline, like an exchange date
  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property

Our phone lines are open seven days a week. For a price or to book, ring 07833 053749 or email us.

How the survey changes by roof type

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. We combine a close visual check with the thermal images.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. Somewhere like Grafty Green needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • If the roof is shared, arrange access with whoever manages the building
  • If you’re buying, let the agent know when we are coming

Arrange a survey

Prices start from £400, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or use the contact form with the details.

Drones, thermal imaging and Grafty Green roofs

About 3.5 miles north-west lies Leeds Castle, a reminder of how long the area around Grafty Green has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.

For an older house near a landmark like Church of St Nicholas, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. Anyone responsible for a site like Platts Heath Primary School will know that big roofs are where close-up aerial shots and thermal images show the most at once.
