Drone roof survey in Grafty Green: what you get

Our price is from £400, including VAT. A drone inspection, where applicable, is also part of our Premium Survey, with a same-day report, structural analysis and an in-person consultation. There’s a 12-month follow-up as well. If a drone won’t help on your roof, we will say so. Every drone survey comes with a written report and close-up photos. If you’ve noticed worn lead at chimneys and walls and blocked valleys and parapet gutters, we can find out what’s behind it, on fragile roofs, chimney stacks and flat roofs on upper floors alike.

Some older homes in villages like Grafty Green are listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, so it’s a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we do, step by step

After the inspection, everything we found is written up as a report with photographs. As for time on site, most surveys take roughly 1–2 hours at a house, including the airspace and weather checks before take-off. Older rural homes like those around Grafty Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with the address and what you’d like checked.
  2. We check the airspace and seek any permission needed.
  3. On the day, we check the wind, weather and site before flying.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. You receive a written report with the photos and our recommendations.

Grafty Green: your questions answered

Will you come out to Grafty Green?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Grafty Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Will I get photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Is a drone roof survey a thermal survey?

Our drone survey is about close-up photos. Thermal imaging comes with the Premium Survey, as a separate check.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

When you need someone else

It is a careful look at the roof, not the whole story. Its limits include:

  • What’s under the slates, tiles or felt
  • A flight on a day when the weather is not safe
  • A flight where airspace permission is refused

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Flat roofs on upper floors
  • Fragile roofs
  • Valleys and parapet gutters
  • Large and complex roofs
  • Tall and steep roofs
  • Chimney stacks

Drone roof surveys around Grafty Green

Before any flight, we check the Drone Safety Map for airspace restrictions. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.

Anyone responsible for a site like Platts Heath Primary School will know that a view from above covers a wide roof far faster than walking it. Leeds Castle lies about 3.5 miles north-west, so building around Grafty Green goes back a long way. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.

Grafty Green is about 8 miles south-east of Maidstone, in Kent. In Grafty Green, as across Kent, every roof gets the same careful survey. We cover towns and villages across Kent, from the larger towns to small villages. There is also a page for Maidstone.

What we are asked to look at in Grafty Green

Chimney tops take the worst of the weather. Cracked flaunching, loose pots and eroded pointing are frequently invisible from below. Close-up drone photos show their condition.

It’s worth booking a survey if you’ve seen:

  • Ridge pieces that have lifted
  • Cracked slates and tiles out of sight from below
  • Flat roofs on upper floors that hold water
  • Lifted or split lead flashings

If your house is among the older ones in the streets near Church of St Nicholas, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Choosing a roof surveyor

  • Will the report include photos?
  • Whether the inside of the roof is included
  • Whether VAT is in the quoted price
  • Whether they hold professional indemnity and public liability insurance
