Gutter surveys around Grafty Green
With Leeds Castle about 3.5 miles north-west, Grafty Green sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you live near a park like Kiln Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. The streets around a church like Church of St Nicholas are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Lenham station, a roof report helps you deal with small faults before they turn into a call from a tenant.

About our gutter survey in Grafty Green
Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. The photographs show you exactly what we found. Blocked gutters are easy to put off, but they rarely get better. We survey eaves gutters, parapet and box gutters and fascias and soffits, and the problems we are asked to look at most are hoppers and outlets full of debris and gutters packed with leaves or moss.
In a village or hamlet like Grafty Green, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
If any part of the gutter couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

FAQs for Grafty Green
Can a landlord with a rental near Lenham station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need.
Do you cover smaller places like Grafty Green?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Does the report include photographs?
Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.
How much time does the visit need?
It usually takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. We will give you an idea as you book.
How do I book a survey in Grafty Green?
The quickest way is to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will take it from there. We survey on weekdays and at weekends.
Will you go up on the roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
What affects the cost of gutter surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Basic, Standard or Premium
- House, block, shop or office
- How many separate roofs there are, such as extensions, dormers and garages
- Roof area
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Booking your survey
A little information up front helps. It is useful to include:
- Where any leaks, stains or damp patches show inside
- Access details, like a loft hatch or a shared roof
- Why you want a survey: buying, a leak, a storm or new work
- The property’s address and postcode
A quick phone call is typically the easiest start: phone 07833 053749 or use the contact form, and we will ask about the building and what you need. You’ll have a price before anything is arranged.
Different roofs, different checks
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip, and brackets can sag under load.
Cast iron gutters
Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints as far as we can see them.
Tips that help
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:
- Do not leave hidden gutters out of a clear-out
- Look for green streaks or damp patches on walls
- Look for new stains on ceilings below valleys after rain
- Check from ground level or a window, not a ladder
Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it is ready.
Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they usually grow, and the water they spill can damage walls and timber.
What this survey can’t tell you
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- Blockages deep inside downpipes
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Rot or damp concealed behind fascias or inside walls
If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

How it works
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Grafty Green, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before the survey
- Move anything stored under the loft hatch
- If you’re buying, check with the agent that we can get in
- Note where any stains or damp appear

Can I check my roof myself?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
