How a gutter survey works in Broadstone

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. If you are worried about sagging gutters and loose brackets and gutters overflowing in heavy rain, we can find out what’s behind it.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Where we cannot see part of the gutter, the report says so. You’ll know exactly what was inspected and what wasn’t.

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Broadstone, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • If the roof is shared, arrange access with whoever manages the building
  • Make sure the loft hatch can be reached

Advice

Broadstone homes and their roofs

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Broadstone has a long history of building, with Leeds Castle about 3.7 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Lenham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What happens if roof problems are left?

A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without it, you’re relying on what can be seen from the pavement. Around Broadstone, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

What affects the cost of gutter surveys

Prices always include VAT. What changes the price is:

  • Building height and the viewpoints available
  • If the survey needs thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Helping us price your survey

These details help when you contact us:

  • What’s prompted the survey
  • Your timetable, like an exchange date
  • Where water is showing inside, if it is
  • The property’s address and postcode

Once you know what you need, phone 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

Broadstone questions

Will you come out to Broadstone?

Yes. Broadstone is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Broadstone listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you test soffits or gutters for asbestos?

No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Is a Saturday or Sunday visit possible?

Yes. We survey on weekdays and at weekends. To find a day that suits, ring 07833 053749 or email us.

Tips that help

There is plenty you can do without going near the roof. Here’s what helps most:

  • Make sure downpipe clips are holding
  • Check from ground level or a window, not a ladder
  • Watch ceilings under valley gutters for fresh marks
  • Don’t leave hidden gutters out of a clear-out

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It’s sent to you by email as soon as it’s ready.

Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

Checking the roof from ground level

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
