A survey of gutters, valleys, outlets and downpipes in Platt's Heath, with drones and thermal imaging where they help. Get in touch for a price.
- Water backing up from a hidden gutter
- Leaves and moss blocking gutters
- Hoppers and outlets full of debris
Checking the roof from the ground
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
Gutter survey in Platt's Heath
We carry out gutter surveys in Platt's Heath as part of our cover across London and South East England. We inspect everything we can see safely from ground level, windows, the loft space and the roof where it is safe. Time on site typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. The written report follows, with photographs and recommendations. Common reasons to book are rotten fascias or stained soffits and water spilling over the gutter edge, across fascias and soffits, parapet and box gutters and outlets and hoppers.
In a small place like Platt's Heath, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Why get it checked now?
Clearing gutters removes the debris, but it does not tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Older cottages and farmhouses around Platt's Heath can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
Prices quoted always include VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Gutter surveys in Platt's Heath: local notes
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses like Leeds Castle, about 3 miles north-west, show how far back building in the area around Platt's Heath goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Living close to Kiln Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn. If you let a flat or house near Lenham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to Church of St Nicholas: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Tips that help
Nothing here needs a ladder. A few suggestions:
- Make sure downpipe clips are holding
- Have overhanging branches cut back
- Watch ceilings under valley gutters for fresh marks
- Look for green streaks or damp patches on walls
The report comes with photos and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they know what needs doing.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.
Common questions in Platt's Heath
Is my home in Platt's Heath listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
I let a flat near Lenham station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.
Can the survey be at a weekend?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just ring 07833 053749 or use the contact form to arrange it.
What will the report tell me?
A written report with photographs, explaining the condition of the gutter, any defects and our recommendations, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Do you test soffits or gutters for asbestos?
No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How quickly is the report sent?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.
Will you check if gutters are causing damp inside?
Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.
How the survey works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Platt's Heath, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Getting ready for the survey
- Leave side gates unlocked
- Keep pets inside or away from the areas we are looking at
- For a flat or shared roof, check access with the freeholder or managing agent

How the survey changes by roof type
Lead-lined valley and parapet gutters
We look at the lining, the joints and the outlets as far as they can safely be seen. Missing lead is something we check for too.
Plastic (uPVC) gutters
Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.
