Thermal roof survey in Bogle

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, something you can’t usually tell from the surface. Moisture readings are then used to check what the camera suggests. We’re often asked to look into leaks far from where the stain appears and gaps in loft insulation, across loft conversions, pitched roof slopes and commercial roofs.

Villages like Bogle often stand in open country, where wind can be strong. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Why it’s worth a survey now in Bogle

Without thermal imaging, the only way to see how far water has spread is often to open up the roof. It helps when deciding whether to patch an area or replace the roof. Where a roof is exposed, as many are in small places like Bogle, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £400, including VAT.

What affects the price in Bogle

Not every roof costs the same to survey, and it comes down to:

  • Which survey package you book
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages
  • Whether it is a home or a commercial building

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

Getting in touch

When you call or email, these details help:

  • Any deadline, such as an exchange date
  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, like buying, a leak or storm damage
  • The type of building and roof, such as pitched or flat

When you’re ready to go ahead, call 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What we look for on each type of roof

Loft insulation

Heat loss shows most clearly when it is warm inside and colder outside. Our report notes how the conditions affected the images.

Parapets, valleys and junctions

Water frequently gets in where roofs meet walls, parapets or valley gutters. Thermal imaging can help show damp patterns around them.

Airspace, weather and Bogle roofs

Bogle is within about 3 miles of the coast, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Take a building like Lynsted and Norton Primary School: big roofs are where close-up aerial shots and thermal images show the most at once. With Belmont House and Gardens about 4 miles south-east, the area around Bogle has a long history. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera does not touch the roof itself. For an older house near a landmark such as Church of St Peter and St Paul, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from the air or with a thermal camera helps.

How the survey works

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Cottages and farmhouses around Bogle often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Before the survey

  • Have any questions written down, so nothing gets missed

Common questions in Bogle

Is Bogle in the area you cover?

Yes, Bogle is one of the places we work. Every survey there gets the same written report with photos.

Is Bogle within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

How long does the survey take?

Expect it to take roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. You’ll then get the report by email.

What will the report tell me?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

Useful tips for Bogle property owners

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Clear leaves from outlets and gutters each autumn
  • Let us know where and when you’ve seen damp or stains
  • File the images with your roof records
  • Heat the home normally on the days before

Where a pattern can’t be confirmed, the report says what could help, such as electronic leak detection or opening up a small area.

Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.
