What we look for on each type of roof

Loft insulation

Insulation frequently gets moved during work in the loft. Thermal images can show where it has been pushed aside.

Parapets, valleys and junctions

Problems where roof slopes and walls meet are frequently hidden. We combine a close visual check with the thermal images.

About our thermal roof survey in Moorstock

Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. If you’re worried about leaks far from where the stain appears and patches of heat loss across the roof, we can find out what’s behind it, on pitched roof slopes, loft conversions and insulated roof spaces alike.

Villages like Moorstock often stand in open country, where wind can be strong. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. Older rural homes like those around Moorstock can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Moorstock questions

Do you carry out roof surveys in Moorstock?

Yes. We survey roofs across London and the South East, and Moorstock is part of that. You can phone 07833 053749 or drop us an email with the address and some details, and we’ll talk through which survey suits.

How do I find out if my home in Moorstock is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. The written report follows by email.

What will the report tell me?

A written report with photos, covering the condition of the roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Is thermal imaging useful on pitched roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What affects the cost of thermal roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can safely be seen
  • Basic, Standard or Premium
  • Whether it’s a home or a commercial building

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • The kind of building and roof involved
  • The address and postcode of the property
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors

Every survey is priced before it’s booked, so you know the cost up front. Our price is from £400, including VAT. To book, ring 07833 053749 or drop us an email.

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Thermal roof surveys in Moorstock: local notes

The coast is about 5 miles or less from Moorstock, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Take a building like Sellindge Primary School: a drone or thermal camera can show a large roof in a single visit. For an older house near a landmark such as Church of St Mary, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Westenhanger Castle, about 1.6 miles south-east, is one of the historic houses in the wider area around Moorstock. Aerial photos and thermal images let an old roof be checked without anyone disturbing it.

Moorstock is about 4 miles north-west of Hythe, in Kent. We provide thermal roof surveys for homes and businesses in Moorstock. Our area takes in places right across Kent, large and small. Canterbury is in our area too.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Use the report as a baseline for later checks
  • Do not climb onto the roof to look for leaks yourself
  • Talk to us about the weather when booking
  • Move stored items away from the loft hatch

You can pass the report to a roofer so they can see where the problem areas seem to be. Because the images are paired with photos, it is easy to find each area on the roof.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

Landlords, agents and block managers in Moorstock

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
