About our thermal roof survey in Stanford

Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It is important to know that the camera shows temperature, not water, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. Typical surveys look at wet insulation beneath the membrane and wet areas near outlets and upstands, across pitched roof slopes, loft conversions and insulated roof spaces.

In a village or hamlet like Stanford, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from ground level. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.

After the visit, you get a written report with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

How the survey works

Once we have finished looking, we write up our findings as a photo-illustrated written report, emailed to you. As for time on site, most surveys take about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere like Stanford needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We check the roof from the ground, from windows and from the roof itself where it is safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Getting ready for the survey

  • Find any records of previous roof work
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Make a note of anything you’d like us to look at

What affects the cost of thermal roof surveys

We confirm the price for your survey before you book. This is what makes a difference:

  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see
  • Whether thermal imaging or a drone is needed
  • Which survey package you book

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.

What we need to know

To price your survey accurately, we’ll ask about:

  • When you need the report by
  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one

We confirm the exact price before you book, so you know where you stand. Prices start from £400, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.

Stanford questions

Do you cover Stanford?

Yes, Stanford is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.

Do you cover smaller places like Stanford?

Yes. Stanford is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

What does a thermal roof survey show?

It records surface temperature across the roof. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Just say which days work for you.

Does thermal imaging detect leaks directly?

The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What a thermal roof survey does not cover

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • A formal energy assessment
  • Clear results when the conditions on the day are poor
  • Structural calculations, which need a structural engineer

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before you book. What a survey covers and doesn’t.

When to book a survey in Stanford

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. It can suggest which areas may be wet and which seem dry, so we know where to take moisture readings.

We’re often asked to look at:

  • Patches of heat loss across the roof
  • Cold areas below the roof
  • Water that travels before it shows
  • Areas of a flat roof that may hold water

Anyone responsible for a site like Brockhill Park Performing Arts College will know that thermal images can show where wet insulation sits under a big flat roof.

Before you book anyone

  • Whether VAT is in the quoted price
  • What they won’t be able to tell you
  • When you’ll get the report
  • Which parts of the roof they’ll actually see

What a roof survey includes

Surveys for landlords and agents in Stanford

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

Drones, thermal imaging and Stanford roofs

Stanford lies within about 3 miles of the sea, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. With Westenhanger Castle about 0.6 miles south-west, Stanford sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near All Saints Church, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from the air or with a thermal camera helps.
