When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden layers that need to be opened up to check
  • A structural engineer’s assessment
  • Readings unaffected by sun, shade or reflections

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

How a thermal roof survey works in Waldershare

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It is important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We survey pitched roof slopes, flat roofs and insulated roof spaces, and the problems we are asked to look at most are damp around roof outlets and upstands and damp where roofs meet walls and chimneys.

Older buildings in small places like Waldershare may be listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, so it is a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Check the loft can be reached safely
  • Ask us about the forecast if rain is expected
  • Let us know where and when you’ve seen damp or stains
  • Take photos of stains as they appear, so we can compare

Once we’ve been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, alongside what we recommend. Premium reports are sent the same day.

After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.

Common questions in Waldershare

Do you cover Waldershare?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Waldershare?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Which survey includes thermal imaging?

It’s part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

Will the survey show heat loss through my roof?

It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it’s colder outside. We look from the loft as well, where there’s safe access.

Will the camera show exactly where the water is?

Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.

What we do, step by step

We do not take risks to get a closer look. We inspect what can safely be seen, and anything we cannot see is noted in the report. The survey typically takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Older rural homes like those around Waldershare can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Preparing for the visit

  • Find any records of previous roof work
  • Make sure we can get to the back of the property
  • Move anything stored under the loft hatch

What affects the cost of thermal roof surveys

Several things affect the price of a survey:

  • Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • Building height and the viewpoints available
  • Whether thermal imaging or a drone is needed

Our price is from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

What we need to know

Before you get in touch, it is useful to have:

  • What kind of property and roof it is
  • What’s prompted the survey
  • Where the property is, with the postcode
  • Whether there is a loft hatch, a shared roof or tricky access

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Drones, thermal imaging and Waldershare roofs

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help. Historic houses like Goodnestone Park, about 4 miles north, show how far back building in the area around Waldershare goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Eythorne Elvington Community Primary School: big roofs are where photos from the air and thermal images show the most at once.

Signs you need a thermal roof survey in Waldershare

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which helps when timescales are tight.

We’re often asked to look at:

  • Cold areas below the roof
  • Damp around chimneys and parapets
  • Moisture around outlets and upstands
  • Damp patches with no obvious cause

If you live in an older home near Church of St Pancras, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps.
