FAQs for Out Elmstead
Do you cover smaller places like Out Elmstead?
Yes. Out Elmstead is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.
Do you carry out roof surveys in Out Elmstead?
We do. The survey and report are the same in Out Elmstead as anywhere else.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
How long will you be at the property?
Most surveys take about one to two hours for most homes, plus time to check any thermal findings with moisture readings. We’ll confirm the timing as you book.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details when booking.
Does thermal imaging work on slate and tile roofs?
It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we also look from the loft where it’s safe.
How many surveys have you done?
We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
How a thermal roof survey works in Out Elmstead
We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. If you’ve noticed water getting in at parapets and stacks and cold areas below the roof, we can find out what’s behind it, whatever the roof.
Villages like Out Elmstead often stand in open country, where wind can be strong. A small drone can’t fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

The survey, step by step
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Around Out Elmstead, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- The roof is inspected visually from safe viewpoints.
- A thermal camera records how the surface temperature varies across the roof.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- We write up the thermal images alongside ordinary photos and recommendations.
How to prepare
- Buyers: confirm access with the estate agent or seller
- Gather any invoices or paperwork from past roof work
- Have keys ready for side gates, garages or roof access doors

Advice
How the survey changes by roof type
Single-ply and EPDM roofs
On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.
Parapets, valleys and junctions
Water often gets in where roofs meet walls, parapets or valley gutters. Thermal imaging can help show damp patterns around them.
Do you need a thermal roof survey in Out Elmstead?
Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.
Here are some of the things we see often:
- Areas losing heat at the eaves and junctions
- Water getting in at parapets and stacks
- Damp patches with no obvious cause
- Ceilings that feel colder in places
Take a building like Barham Church of England Primary School: thermal images can show where wet insulation sits under a big flat roof.
Before you book any roof surveyor
- Their track record with similar roofs
- Whether the inside of the roof is included
- Which parts of the roof they’ll actually see
- Whether VAT is added on top
Rented homes, blocks and businesses
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.
What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Airspace, weather and Out Elmstead roofs
Goodnestone Park, about 3.6 miles north-east, is one of the historic houses in the wider area around Out Elmstead. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you live in an older home near Church of St Giles, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
